Caulking

Following the July rains and some basement flooding, John Dilullo recommended caulking part of the foundation and concrete walk of my home. This would be an inexpensive alternative to digging up the foundation. John's workers started as promised. The job was within budget and specifications using the highest quality materials. Several years ago, John completed a major repair of part of my foundation and again he completed the work on time, according to agreed upon specifications and within the budget.

I cannot recommend John more highly.

Foundation Waterproofing and Interior Parging Cold Cellar

Having been a homeowner for over ten years, I have had some unsatisfactory work done on my aging home in the past. So I dread the process of having to seek a competent and reliable company to do repairs and renovations. John of Dilullo Restoration responded quickly to my inquiry to have my basement foundation waterproofed and parging of the inside of the cold cellar. He presented me with a written, reasonable quote to fix my problems. He explained exactly what he was going to do, gave me his timeline, and ASSURED ME THAT THE JOB WOULD BE DONE CORRECTLY. His crew worked diligently throughout the unbearable heat and humidity outside, and during the torrential rains they worked inside - all the time they were pleasant, courteous and accommodating. If a day of work was missed for some unforeseen reason, John brought in extra workers to catch up on the job. Overall this was a positive experience for me and I am very happy with the results. I would not hesitate to hire John and his crew again, and highly recommend this company if you want the job done right first time.

Waterproofing

John and his crew waterproofed the foundation of our 100 year-old semi. Water would seep through the foundation after a heavy rain—maybe a few cups' worth of water. John was punctual at our first meeting to discuss the job. His quote was the highest of the three quotes I received. I chose John based on the thorough explanation he gave me of the work and the materials to be used. Due to the limited (3') clearance to our neighbour, all excavation would have to be by hand. Once I gave him the go-ahead, work started in a couple of weeks. I was impressed with the speed of his crew. They excavated the 40' wall down 4' or so in a day. This was no small feat since they had to remove the concrete walkway, which was 5" thick and steel-reinforced over about 4'. The crew were mindful of the a/c unit and wrapped it up to keep the pile of dirt clear of it. They then parged the brick and concrete wall and applied at least 2 coats of Blue Seal. As the Blue Seal was drying, I took a close look at the foundation. The Seal was evenly applied to a fairly smooth underlying wall. The crew applied the Blue Seal all the way down the wall and onto the footings. They removed the old, clogged weeping tile and laid new weeping tile. After placing the Delta membrane and insulating foam (as per my request), and securing the membrane with a cap sheet, they back-filled the trench. As they back-filled, they tamped the dirt every couple of feet. The top few inches were covered with 3/4" gravel. All this was done in 6 days. My yard was swept and looked fine afterwards, but John kept his word and power-washed everything. Throughout the job, John kept my wife and I updated on his progress. Within days of completion, there was a 22 mm rainfall. This amount of rain would have caused a wet basement before, but this time I found no sign of water entry.

I am happy with John's work and would recommend him to friends and family. Whether by chance or through extra effort, his crew finished work before my son's birthday so there were no disruption to the party the next day. If you're going to hire John, expect a quality job done on time.

What could this company do to improve their services?
Slightly more "official" paperwork, including the quote. That said, John seems trustworthy so this is a minor issue.
Any advice to offer fellow homeowners facing a similar project?
Consider insulating the outside of your foundation to reduce heat loss in winter, as recommended by CMHC.

Masonry Repair

John and his crew were fantastic to work with. John was very communicative through the process. He took the time to ensure that I was completely satisfied (I was). I was very pleased with the quality of work and the speed in which it was completed. Overall, a great contractor, highly recommended.

Masonry Repair and Waterproofing

We hired Dilullo Restoration to replace some damaged bricks, do some tuck pointing and repair and waterproof an area around a crack in our foundation. John and his crew were professional and thorough throughout the process. We were very satisfied with the quality of work and wouldn't hesitate to use them again ourselves or recommend to someone else.

Parging

We needed some parging done on an urgent basis in relation to new stone hardscaping being done on our property. John was able to help us out quickly - and he and his crew did a great job (the landscaping contractor thought so too!). Bonus is that he's a very nice guy too! Highly recommend.

parging and tuck pointing

John and his men came to do some parging and tuck pointing at our house recently. He gave me a reasonable quote for the work and was able to start immediately. His men were courteous, prompt and did a great job.I would highly recommend John for any brick work or parging job.

Front Wall Brick Replacement

I found John and his team very professional, courteous, punctual and they worked until the job was completed. John answers his own phone. You rarely get his voicemail and if you do it's because he's either on the phone or with another customer. EXCELLENT WORKMANSHIP and I'd highly recommend them.

Retaining Wall

Quoting, answering the phone, and finishing the work was all done very promptly. Workmanship was top quality and pricing was great considering it was a difficult site to access. John made sure we were happy with the work and was very accommodating with adjustments to get it all done the way we wanted.
