we sold the house built by monarch in 2008. i have to admit monarch home customer service is excellent. but the house's quality is just so so. i am dissatisfied with this builder's decor center. they charge a lot even you don't want them to install a half wall and actually it will save them cost. it looks like Monarch doesn't want their home buyer to make any change on their new home. Comparing with Fernbrook home, Monarch is too bad from my perspective.

Overall I have been pleased with my New Monarch Built house, however there have been some deficiencies as the house settles (less than one year old) and Monarch has been great about getting them fixed. They had to take up the entire hallway carpet in order to fix the floors squeaking (this is something the home builder in my last house did not do). and they were in and out in a couple of hours. While the crew was there, they fixed a couple of odds and ends such as the stoppers in the toilet tanks, which were leaking, and that was great we didn't have to make a separate call.

I plan to say in my Monarch home for a long time, and I would recommend to anyone looking to buy a new home to consider this builder and construction.

Purchase a condo suite from Monarch. My suite is beside a 2 bedroom plan with master and on-suite attach on the same wall was my den and bedroom. I can hear my neighbours both beside and upstairs (same floor plan) urinate (especially at night while I sleep) The noise is so loud it;s like he is peeing in my bedroom). Monarch classify as "building noise". Really?! building noise is noise from BUILD (elevator, hallway) but to hear someone urinate (any time of the day 24 hours) sucks and worst investment ever.

I would advise people to investigate when purchasing a monarch condo and ask yourself how good is the wall insulation?. What suite is beside you if your connect to a wash room ask your "future" neighbours to pour water into their toilet and see if you hear it.

This can save your sleep.

I bought a house that was less than a year old and still covered under Monarch's warranty.

The house was well built and I am very happy with it. I did call Monarch concerning a few minor problems. Some times it was hard to reach the contact person for my area, but when I did reach that person she was polite and professional and was able to send someone to fix my issue quickly.

At the year end home inspection the Monarch representative sent to my house was very thorough in checking my house for problems and was patient with any questions or concerns I had. He spent several hours at my house making sure I was satisfied with everything.

Over all I am satisfied with my experiences with Monarch.

I have heard that this is a top builder but I have had nothing but problems. Thank God for inspections as I found many errors in my home that had to be corrected. Also it was difficult to get a hold of people and schedule walk throughs and when I did get a hold of someone, I was being too rushed. I pay all of this extra money for a beautiful lot only to have a utility box planted right in the middle of the lot. How awful is that and the utility company says they will move it but Monarch says no.. I will never recommend this builder especially in Ottawa.

We moved to the Bronte Creek location last year and couldn’t be happier with our choice of builder. As in any new build we have had our fair share of problems but it’s the way Monarch takes care of the mistakes that makes the difference, we love our house and the neighbourhood.

The person doing PDI was not from monarch and did not know products, and electrical elements that well. The builder missed items that weren't no the pdi form. The quality of inspection of work was not followed up.

Monarch Homes advertises their excellence in customer quality and the quality of the homes they build.

Let me assure you that we spent two years with them coming back and forth and still major issues were never corrected. Let us not even discuss Tarion cause they come to your home and tell you that unless they can notice it from 4 feet away, it is not a problem. Don't forget that the supervisor who comes to your home from Tarion is in his late fifties and of course at that age, as all of us in that age category will agree, there is much and much that we miss from 2 feet away, never mind 4 feet away.

The oak staircase was redone four times and each time we had to clear the kitchen, great room and the loft cause it is an open concept bungalow with a loft. Therefore all furniture had to be squeezed into the front room and the dining room. All drapes and blinds removed each time. The second time took the three months of the summer from start to finish. Imagine all summer living in that condition. We also did not have a bannister for that length of time. They made us sign a waver that they are not responsible for our safety. We had no choice if we wanted the job to be repaired. Tarion does not get involved at that time you see.

The fourth time it was done by an outside company who claimed to be the best. They are good but since the stairs could not be stripped down completely to virgin wood, after a year and a half it is peeling again.

Every time we complained to Monarch they sent an army of people from Head Office who told us that they could not see anything wrong even though it was right in their face. Finally, after much complaining from my end, they sent someone who could actually see and agree to what was wrong.

The marble they use around the shower stalls and around the fireplaces, are standard, however the marble is not polished. It is completely dull.

Every builder has quirks. However when the people representing the builder are dishonest and try to use trickery, that is when one should draw the line.
