New Home

Greenboro Homes a division of Unity Builders. What can I say other than completely dissatisfied. The only good part of the process was the sales portion. After that they completely fall apart. If you need to buy a house based on price and you are will to supervise every step of the process, you might get the house built correctly and to code.
The house was built. The site superintendant was never near the project and sub trades were never supervised. I had to intervene on multiple occasions to ensure the house was being built to the order. There were so many mistakes. I saved the company thousands of dollars in possible rework. This of coarse was not appreciated by the company.
As the house was being built, they always struggled to reach minimum code. They hid what they could until it was found. All work was sloppy from frameing to finishing.
I had a list of 65 difficiencies. After 3 years we are still fighting to get these completed.
Lets talk about cold zones and drafts. These he bonus room is a refridgerator. the front entrance the door might as well be wide open.
The roof was not insulated or vented properly. The condensation was horrible. Water was rumming inside and outside down the walls. The cieling is still stained orange from the water.
Roof leaks. Valleys were not done at all. The roof was repaired 4 times. I finally had it fixed at my own expense. Most thing were.
The chimeny pipe was not insulated and niether was the chimeny box. They were constantly dripping due to condensation.
Poor concrete. The top layer of the garage floor has peeled of. It has a reverse slope into the house and floods all the way to the back door every time it rains.
Wall cracks. Some settelling would be acceptable. The same wall cracks and buckles twice a year. I had it fixed every time. I even left a 1/2" expansion/compression gap to allow for further settelling, it still cracks.
The problem is, according the Greenboro Homes, all of this is acceptable.
They will never allow you to talk the the company president. They are rude at the warranty office. I have hundreds of pages of correspondense. Most of which gets ignored.
I have found that it is a company standard supported by the president to operate in this manner. They will save every nickle they can. Your house is built by the lowest possible bidder. It is standard to use the cheapest possible matterials and also standard to hide short commings.
The house is built to the most minimal of standards.
On the block that I live on there is not one single Greenboro Home owner that is happy. If you talk to sub trades they recognize that Greenboro has the lowest standards and express thier consern for you as an owner. Some of the sub trades laugh when you mention Greenboro Homes, but they will give you thier card for when you are ready to have the problem fixed on your own.

Once they sale is done and they have your money. Good Luck

What could this company do to improve their services?
They need to realise what customer service is. They need to be accountable for their mistakes. Thet should also strive to be maybe above minimum code and do what actually makes sense for Canada. I think they should quit building homes completely. If they are not going to build properly. You soon won't have any customers.
Any advice to offer fellow homeowners facing a similar project?
Research your builder. Look at homes they are currently building. Interview people who own homes built by them on the street and ask about service. If they don't let you in the house durring the build, get a new builder. They are not reputable.

New Home built

The house was poorly built. The walls were cracking and separating. The foundation is very poor. The workmanship was very poor. And they don't have good customer service. They do not return calls. I am very unsatisfied with this company. We had to go to Alberta Home Warranty to get the problems fixed. We are still waiting for the builder to resolve the issues and they haven't done a thing! We are very upset and disappointed and would not recommend this company to anyone!

We love the floor plan of our Greenboro home. This plan works for our busy, growing family. We were so excited that there was a builder that would build an affordable home that was going to meet all of our needs. But our excitement soon turned to frustration and disappointment as we came to see the quality of the workmanship and the level of professionalism of the people we were dealing with throughout the build. With large staff turnover, Trades which take no care, and worse yet often trash the work of the others. Passing the buck to blame everyone, past staff or the trades Everyone has an excuse for everything, nobody is looking for solutions. I don't care! I am tired of the excuses! I paid Greenboro for the house so Greenboro needs to get it together and get the quality that they promised me. Just make it RIGHT!!! Before you buy a new home do some research! I can't believe how much stress you can go through building a home with the wrong builder.
When they say it is a turnkey home they should make sure it is. After living in our house for ½ a year it is still not
done. I feel like I am living in renovations with no progress and having to be the general contractor when I paid Greenboro homes (Unity Builders Group) to do that. THIS IS NOT WHAT I SIGNED UP FOR!!!! ALL WE WANT IS GREENBORO HOMES TO SHOW SOME INTEGRITY AND HONOUR THEIR CONTRACT

After the sales process, their true colours come out. You have no say in how the home is built and good luck getting anybody to return a phone call. They care only about getting your money and then bully you into following their "process". Their sub trades are not properly supervised by Greenboro and get away with shoddy to average work. Turnover in their staff is crazy. The person who sold you the house will likely have quit by the time it's ready. They force clients to move into homes that are barely complete and threaten to sue if you question them. The paint had barely dried in my house and they were forcing me to take the keys with no sidewalks, driveway, siding, eaves, and they had plenty of warm weather to have that work completed before winter. The lot is strewn with debris and junk. Their specs are the minimum standard. They allegedly had cash flow problems a couple of years ago and were taking over 90 days to pay sub trades so now the best tradespeople won't work for them any longer. Don't let the sales process fool you. Check out the JD Power New Home Builder survey and spend the extra few thousand to build with Sterling Homes or a highly rated builder. Greenboro's CEO is based in Calgary and doesn't give a hoot about the Edmonton operations. Save yourself some grief. Once you've signed the contract with Greenboro and dealt with the Yahoo's at their Edmonton office, you'll soon learn that they only care about getting your money ASAP and nothing else.

new home build

The people in their Home Gallery are horrible. Inconsistent, fabrications, wrote down our selections wrong and then fought with us to correct them. Even the VP was rude and arrogant. Note to people interested in building, ask lots of questions BEFORE you sign anything. they will offer no help once you sign. Dont feel rushed or bullied. Check their prices - question them. Reminder to all builders, anyone can build a home, it's all about customer service and reputation. Remember who the owner is - builder is just the builder - owners own the home and have the mortgage. We have hated every piece of the experience with Greenboro. I will tell everyone my story so that they are aware. Brutal experience for all the money we are paying.

Home Build

Terrible experience with site supervisor. However, the home is a great value for the space, we love the floor plan. We did struggle with the amount of upgrades we wanted to do, Greenboro wasn't very eager to do upgrades.
