Don’t waste your money and your time

My experience with this building company has been nothing short of disheartening, marked by a series of disappointments that span the entire spectrum of their services. First and foremost, the customer service provided by this company is woefully inadequate. Attempts to seek assistance or clarification were met with a lack of responsiveness and a seeming disinterest in addressing concerns. The lack of communication and support during the purchasing process set the tone for what would become an ongoing struggle with this builder.

Upon taking possession of the property, the issues persisted, particularly in the realm of finishing. The attention to detail and craftsmanship exhibited by this company left much to be desired. The quality of the finishing work fell significantly below industry standards, resulting in a property that did not live up to the expectations set during the initial sales process. It was evident that corners had been cut, compromising the overall aesthetics and functionality of the living space.

The disappointment did not end there, as the post-possession experience proved to be equally challenging. Attempting to address any concerns or defects encountered after moving in proved to be an uphill battle. The process of getting repairs or necessary adjustments done was marred by delays, unresponsiveness, and a general lack of urgency on the part of the builder. This prolonged and frustrating experience significantly detracted from the joy of homeownership and left me questioning the company's commitment to customer satisfaction.

Furthermore, the overall experience with this building company, from the initial purchase to two years after taking possession, has cast a shadow on what should have been a milestone achievement. Instead of enjoying the pride of homeownership, I find myself grappling with ongoing issues and regretting my decision to invest in a property constructed by this company. The lack of accountability and commitment to delivering a quality product and service has left a lasting negative impression, and I would strongly caution others against considering this builder for their housing needs

First time home buyer

Purchased a townhouse in 2015. The unit was almost done and we didn't get to pick our finishes, but overall loved everything about it. Some minor things to fix in the walkthrough but they were quickly addressed and fixed. The complex is stunning and always kept in good condition. The only complaint I have is that there was some landscaping to be done around our patio but since we were the last unit to finish they skipped it entirely. Any issues that we noticed within the first year were looked into and fixed. After moving to Ontario in 2017 and seeing the work of mattamy home compared to brookfield, I would buy form brookfield 1000x over.

Unprofessional

Too many pdi deficiencies upon closing

Absolutely no communication between trades and warranty office

Poor scheduling for repairs

Poor workmanship by trades

They don't respond to home issues such as leaking basement

Dissatisfied, to say the least

Do NOT purchase a home from Brookfield Homes. When there is a problem, it is a fight to get them to come out to do the repairs. We paid for an upgraded staircase. White pickets kept cracking but they fought repairing it. Finally, the installer came with replacement pickets and told us that he couldn't replace the pickets but the ones that we have they no longer carry because they were plagued with problems. Installing ALL of the pickets caused more damage to the wall which we repaired.
Repairs to walls created more damage. Cracks in walls get repaired only to reappear shortly thereafter.
Trim is done poorly, caulking is terrible.
Post-purchase customer service is abysmal.
I will NOT purchase a home from them again and I would warn EVERYONE to stay away from this company.

New home

They made taking your money to purchase the home easy. Everything after that was a nightmare. They pushed the possession date ahead 4 months than expected.So what happens on possession day, the house wasn't even ready!! When purchasing the house the sales team assured us that my house will and i quote "we be EXACTLY like the show home". Was that ever the most false statement. Walls in the basement were changed, electrical socket out was placed right were a deck post needs to go so its a hassle to use now, towel rack and light switched around so now you have to get out of the shower to get your towel, microwave had grease spatter in it so someone used it before I even did. That's just some examples. When the issues were brought up they were deflected and pushed a side for another date till finally a year late they tell us that they cant change. The service team said the sales team shouldn't have told us my house was going to be exactly like the show home. Made my first home buying experience a nightmare and would not have bought this home if I knew that these changes to my house were going to happen.

New Home

I'll start off by saying I probably wouldn't recommend Brookfield homes to someone. Yes, my house was built on time and no catastrophic issues like a leaky roof or broken furnace in the first year. But boy, there has been a lot of issues since I've moved in.

We've been in our home for 8 months and they just finished (well almost) outstanding items from our 30 day Tarion form. To be fair, some were seasonal items but the majority were not. The headaches, time, emails, phone calls, missed appointments are too numerous to mention to get the work done. The lack of follow up from Brookfield's Warranty Team and general disorganization with respect to scheduling and completing basic items is almost laughable...but more frustrating.

As one example, when we moved in we had scratched floors which was on our PDI form and not fixed for 6 months. The floor company missed at least 3 appointments which we rearranged our schedule to be here. There was absolutely no follow up from Brookfield Homes. When I called, the basic paraphrase was 'oh, they didn't come?' No apology or anything. This happened twice more.

I thought there were a lot of deficiencies for a new home...from the scratched floors, island not centred, chipped and loose kitchen cabinets, rough finishes all around etc etc.

The most recent disaster was our sod. They gave us and our neighbor bad sod while the rest of the neighbourhood was okay. When I contacted the Warranty team, I received a short email response to the tune of ' Grass is dormant, site supervisor will reevaluate in 2016.' That's it!!! Nothing like oh I'll I'm sorry, we're going to try and replace it, let's see if it comes back etc. Unreal. They actually resent a sheet on how to maintain your sod. Like my watering dead grass everyday wasn't enough for them.

I really could go on and on.

Moved in Nov. 2014. Some minor issues. In overall we are happy. The house was ready on time which is excellant. Price was right. Would I recommend? Yes. Brookfield done a good job.

New home BEWARE!

In 2011 I bought a new home from Brookfield, they were great up until we actually moved in and the deal was done. The first issue we had was in the first 3 months of possession. Our countertops were splitting at the seams. Well, we had warranty so we were good right? Wrong! Brookfield told us they would not fix it because it was not mentioned on the pre-occupation inspection and that it was likely standing water damage. Because of course I love to dump water on my countertops and leave it there for fun right? So we are left now with gaps in our counters. Then we had an issue with our gas fireplace, twice in 6 months. It would not light. This they actually managed to honor under warranty. Then shortly after this (still within out first year) we had water leaking through our foundation into our basement!!! Then at the one year inspection we had issues of bowing drywall which their service tech advised us was covered but we would be forced to live in a hotel as they would need at least 3 weeks to demolish the wall and rebuild. The tech made it seem like it was such a hassle we foolishly played into it and agreed it was not worth the trouble. After this and after our warranty period our furnace completely stopped working in the dead of winter. We had to replace the motor at our cost. Now 3 years later our front walkway concrete is flaking and crumbling dramatically. Brookfield's response.... Not our problem! They blame it on the freeze thaw winters, but I went to other Brookfield homes on my street that are 6-7 years old and their walkways are perfect! The more logical cause is bad concrete mix but of course they don't take responsibility and now we are looking at THOUSANDS in repairs to repour our walkway. Long story short, their service technicians are simply damage control in the form of blame, excuses, and justifications. They have no customer service or ownership for their products after you have moved in. My biggest purchase of my life is now the biggest regret I have! I will NEVER build with Brookfield and would NEVER recommend anyone chose them as their builder. They will leave you out to dry every time.

New Home - Furnace issues every year

I am writing this email to express my dissatisfaction with the furnace that was installed at my home when I took possession in late October 2010.

Shortly after possession I was experiencing non-heating issues with my furnace. I called Brookfield Homes Site Admin - Wendy Widmer who then contacted Ray who is the associated site manager - service. He came out and found that a tube was full of water and drained it and the furnace began to work. After a month the same problem came back and I took off the panels and noticed that water was built up in that tube again, so I removed the tube and drained about a cup of water and the furnace worked.

Now the furnace would work for about a year until this time of year when the cold weather seems to affect it ALL the time. So in 2012, I did the same thing, I drained the water and furnace would appear to run fine for couple months, I also had called Brookfield and advised them of the issue. I would have to do it all over again a few months later, and then it would work till October of the next year.

So in 2013 around October it finally had the same problem and every time its a 3 flashing code that says "pressure switch open with inducer on". I called Arpi's and explained to them the situation and they wanted to charge me for a service technician and I was upset because this has happened every time since I have had the house and feel like I do not need to be charged for anything. I drained the tube, and through the winter months I would have to drain it almost weekly. And the furnace would work for a few weeks.

We are now in 2014 October, and I am having the same issues again.
I honestly don't think this is normal... I have friends that have owned homes ALL their lives and my parents and they have NEVER heard of having to drain water out of it on a yearly basis for months.

Upon inspection I do not believe this furnace was installed correctly in the first place because I can run the furnace for 30 minutes and no water comes out of the drain.
I've taken the liberty to check the condensate trap and it appears to be full of water every time.
In addition I've noticed the horizontal pipe for draining is not slopped properly from the condensate trap. It appears to be sloped towards the furnace instead of away.

I apologize for the terminology used because this isn't my field of expertise. I really hope this water backup has not caused any rust or damages to the inducer motor which would cause my 3 blinking code because it appears every year around this time I get the three blinking code and have to drain water and the furnace wouldn't work for couple hours and then a few hours later the furnace would work.

I took it upon myself as usual with anything and took apart my furnace and cut the piping and re-did the piping properly to slope. Currently the unit is still working after I repaired the slope and the water appears to be draining now in a steady stream.

Both Brookfield and Aripi’s have no documented calls and complaints that my furnace broke down every year. Which is not my fault how they run their company and why these calls made are not documented.

Botanika House

Three months after moving into our brand new Brookfield Home, the downstairs toliet flooded the entire downstairs, destroying our floors, walls and kitchen. Brookfield did not honor our warranty and we lived without a kitchen or downstairs for almost 7 months. Not that the kitchen was in any decent shape when we moved in! Hartmark drops off the cabinets and Brookfield just hires the other construction workers (not cabinet installers) to install them. Brookfield has been awful about fixing even the smallest things on our house, and believe me there are many! As I type this, there is a painter outside "touching up" the peeling paint, yet all they've managed to do is make it look like there are streaks, as the paint does not match the now 1 year old exterior due to sun and dust....what a nightmare! You aren't allowed to speak to anyone at Brookfield that has any influence at all and when your foreman "goes to bat" for you, he just gets shut down.
