Brent gave me advice on three houses, although I only paid him for two. For the first house I was looking at, the seller agent was trying to push me to put in an offer without any condition so that the seller would accept without waiting for the offer date and hence bidding war. I called Brent to see whether he can do a home inspection before I put in the offer. Brent warned me of the risk of not having a home inspection and said any reasonable seller would agree to give a couple of extra days for home inspection. I went back to the seller and insisted to have a condition on home inspection. It turned out that not only the seller accepted the condition, but also they couldn't draw any other offer at the end of the day. Their fishy behavior made me walk away and the house sit on the market for a long time, not being able to sell even after a couple of significant price reductions.
For the second house, it was being sold "as-is", but was priced low and everyone only had one chance to put in the best offer. I asked Brent to do a home inspection before I put in the offer. After inspecting the house, Brent said he didn't understand why it was being sold "as-is" because it is a very solid house structurally, although the inside needed update. Sure it was a good house; it was finally sold 25% over asking.
For the third house, Brent did such a thorough inspection that even my agent said she never saw a home inspector as thorough as Brent. He not only looked for problems, but also found solutions for them, and provided info regarding the costs of fixing them. He is very knowledgable and takes the time to explain details.
