Roof replacement in 8-unit townhouse strata
Independent, professional roof inspection report on a "30-year" roof installed 12 years ago by Arbutus now showed significant deficiencies in installation quality (but warranty is now expired). The report also identified some maintenance issues due to aging (wear and tear). Arbutus didn't even want to come by to comment on the report and/or provide a quote for the costs of repairs needed. So much for quality and pride in their work -- or customer service.

- Be aware that 1. You may not find out how good or bad a job a roofing contractor did until many years have passed. 2. Be aware that the life of a "30-year" or "50-year" roof is considerably shorter than that number (several contractors and inspectors I talked to told me that the life expectancy of a roof is 18-20 years -- even if 50-year shingles are being used). 3. Be aware that roof inspectors hired to do warranty inspections may not be as neutral or competent as you may think.
