We rate this builder as one striving to achieve excellence in building quality. They are ready for customization, but the cost is a lot of poor construction quality. Every work is sub contracted and with poor quality control. House designs look great by Parkwood, but if you go closer, we saw a lot of poor finishing and construction mistakes that we do not expect from an average performance builder . Our experience is summarized below:
1. Unfinished washroom even after six months from possession: Countertop was left incomplete during possession, even after 6 months no action and then the cabinet sub-contractor discovered that countertop size wrong (size was less than cabinet size). Reworked three times and still with wrong measurements. Technicians came on Oct 7 scheduled week day and disappear after removing countertop for the day (no coordination). Family had to live without sink on one of bathrooms during weekdays. Had to bargain with supervisor and warranty manager a lot, and even then no definitive schedule fixed (asking for homeowners access to home another day).
2. Grout cracking inside the house floor tiles. Poor management of technicians. Warranty Department booked appointment and never kept schedules causing high inconvenience for family and kids. Even the builder's supervisors had no idea what is going on for the day (even if everything was on paper, nothing was followed).
3. Unfinished exterior work: Even after 6 months from April (summer), all the construction waste (concrete formation, logs of wood, sharp nails, bottles, wooden ramps etc) left on front of house. No rough grading even after 6 months in summer. Parging was skipped completely under the deck area. Front post at house entrance projects out of the soffit edges (builder claims it is as per design).
Winter: Water seeps from the basement walls and builder does nothing but removes the plastic wrapping around the insulation saying that it will dry out by itself.
Bottom line: We got a beautiful customized solution, but at the expense of lot of mistakes, imperfections and incomplete work after possession (at least 20-30 pending work items).
