Foundation cracks are a great worry to most homeowners and I was no different. How do you know what the problem really is and who do you trust to diagnose, remedy and certify the problem... all at a fair price?
My home was an unusual case. There were numerous cracks emerging at the top of the foundation all along the long wall of my 40 year old house. Both corners were cracking deeply and breaking away but there was no leaking into the basement (yet). I had several contractors come by to discuss the problem and it became clear that there was a substantial bow in the foundation of the long wall of the house.
I realized when I met Scott- business partner of Eric’s Concrete that I could trust him. Instead of suggesting digging first at great cost (as others had suggested) he recommended a diagnostic dig with an evaluation by a structural engineer. This cost less than 2K and provided me with a clear understanding of what was (and wasn’t) the problem and a clear, costed plan for remediation based on the engineer’s assessment.
The following spring, the work was done both inside and out. Digging down 8 ft and out 8 ft around the house, the task began with removal of 20 tons of soil into 8 dump truck loads on a busy Barrhaven street. The foundation cracks were repaired, walls were waterproofed and then construction grade styrofoam blocks and gravel replaced the soil to take the weight off the wall on the outside. Inside, the foundation required numerous steel plates installed at weak points for enhanced stability.
Admittedly I was a bit apprehensive before the work started but I was very pleasantly surprised. Eric’s team was superb. They were polite, respectful, worked together as a tightly trained crew. From my vantage point there seemed to be endless opportunities to damage my property given the scope and scale of the work but in the end there was absolutely no damage done… really…none at all. The back hoe operator was a patient artist with the scoop. He could manipulate it carefully in very tight spaces. The work was carefully monitored by at least once a day by Scott and the engineer inspected progress regularly. The work was done with the highest quality of material and professional care and the site was cleaned meticulously at the end of each stage. They even power washed both my house and my neighbor’s home to remove the dust on the siding at the end. As well, as the last minute, they extended the scope of work by about six or eight linear feet in the area where the deck had been, did some grading of the back yard and parged the foundation at no additional charge.
There were no surprises at the time to pay the bill. The fee was exactly what I had sign for in the contract. I must admit having a major problem with my foundation was a big personal challenge but I cannot say enough in support of Eric’s Concrete, Scott and his team who fixed a very serious home owners problem (mine).
