Home inspection

We recently purchased an older home that required a fair amount of renovations. Having gone through the house in great detail with Ted was of great value when deciding what projects I could tackle myself, and when I was needing a professional. The time and money were definitely worth it, and well beynd the typical 'should I buy it or not?' home inspection. Great job Ted, and thanks!

Home inspection

Ted's inspection is on the high end. But as other reviewer had commented, you get what you paid for. If you divided the bill by time Ted dedicated, the hourly rate is not expensive at all. In our case, Ted spent about 7-8 hours on site. In addition, he spent another 2 hours the next day walked us through the inspection report, which was beyond what we had expected. After learning all the pros and cons about the house, we felt we had peace in mind. Thanks Ted.

Thankfully the seller relented on some of the deficiencies. Their electrician called me to argue the need to get a permit. I told him to get the permit and that I would be back to inspect.

Home Inspection

Echoing other reviewers' comments, there's not too much more I can add. Ted was extremely helpful and knowledgeable. He spent over 6 hours on-site and his reports were extremely detailed. The cost of the inspection was not cheap, but you get what you pay for. He will not sugar coat or dumb down his views on issues he has with the building, but that's exactly what I was looking for in an inspector. I wanted someone who would give me worst-case scenarios so I could accurately weigh all the pros & cons. He's definitely on the side of the home buyer in every respect.

There we some issues discovered with our building, but we decided to go through with the purchase anyway because we love the neighbourhood and the price was right. Ted's report and advice has given us a great roadmap of what needs to be fixed in what order and what to look out for in the future.

home inspection

I Hired ted to do home inspection three years ago,my agent didn't like him, he said "you need to use my inspector." i bought the house based on my agent's inspector's report.then i moved in and found
searous problems. i remembered ted and called him to help me.he reinspected my house and helped me plan repairs.
i recently bought a new house with ted's help. i trust in ted and now i'm happy in my new home.thank you ted.

Home Inspection

A friend whose friend hired Ted Gilmour gave us Ted's contact info because of the excellent recommendation she heard from the friend. We're glad that we went ahead to hire Ted to inspection the apartment we considered to purchase as our first home. Ted clearly explained literally everything he looked at to us during the inspection. Not only Ted spent HOURS looking at the place thoroughly but also he provided us detailed report.

Ted does not tell you whether to buy a place or not. He presents facts for you to make informed and educated decision. We decided not to purchase that apartment but we consider we took a very valuable lesson from Ted about what to look and how to maintain a home. He is truly an unbiased, honest home inspector.

Home buyers should be very selective about home inspectors they consider hiring. Buying a home is a big investment. Therefore home buyers should take every caution to find a right inspector. A 90-minute inspection would not do any good. What you pay is what you get. You want to pay for honesty, thoroughness and quality.

Home Inspection

We went to Ted because we were after something akin to an English home buyers report. We ended up with something far superior. Ted went through the entire house meticulously, explaining everything in layman's terms as he went. Nothing was missed.

He spent the entire day at the house and a further 2 hours going through his report the next evening. The very detailed report also included a thorough maintenance schedule. In this case Ted's inspection saved us from buying a property that was uninsurable without major structural repairs costing many tens of thousands of dollars.

We will not get a home inspection done by anyone else and wouldn't think twice about recommending him.

Yo... Alan,
All in all I believe it was a very productive day. You had demonstrated to you how well intended home owner improvements and unscrupulous contractor flippers can turn a reasonably good home into a piece of garbage albeit a real good looking piece of garbage. House needs another new roof and substrate, jerry rigged Acetyl fitted Polybutilane plumbing is primed to blow, and that sizable addition was held up with a prayer.

apartment inspection

I hired the expertise of Ted Gilmour to give me a home inspection on an apartment I was thinking of purchasing. His knowledge and expertise were exceptional. His professional manner impeccable. I would definitely recommend 'theco.ca' to anyone seeking a solid home inspection.

Home inspection

We've had 2 home inspections with Ted and both inspections revealed major problems with the home that the sellers was probably hoping we wouldn't find.

Ted spent the whole day inspecting the house...and if you think that is a waste of time...then you don't really want the truth about the house.

Ted will explain the minor issues due to normal wear and tear that won't be a big problem to fix, but he'll spot the major problems that would require extensive time and money.

I know 2 home inspections sound like a waste of money, but compared to buying a house with serious problems, I consider this money well spent.

Thanks for the vote of confidence, it's not easy to pass on 2 homes. Some people would say you need to find another inspector, I'm confident you have walked for solid reasons and not by any scare tact.

THE Home Inspection Co

As first-time home buyers, Ted's assistance was invaluable to us. We'd gone over our prospective purchase quite thoroughly ourselves before we put in an offer, but Ted's extensive inspection found quite a few things in the suite that we'd missed. He was not only patient in his explanations about the information he was gathering, he was also generous in his willingness to give extra tips on how to correct the problems that he found.
Ultimately we decided to walk away from that first property, as we felt the general building had problems that would be causing major issues within five years.
We had found Ted mostly by accident - the inspector that we'd hoped to hire was unavailable. Our initial choice (Inspector X) had been so highly recommended to us though, that for the next property, we chose to hire Inspector X. We made this decision not because of any problems we had had with Ted, but because we'd had so few experiences with the world of real estate that we thought we should have a comparison. And now we know - we'll choose Ted next time!!! His inspection was *much* more thorough than Inspector X's, his report was far more detailed and was a better reflection of what we'd found on site, and I felt far more confident that he'd found the potential problems. I would also feel better knowing that I could call Ted to ask for advice for some of the problems he'd found during the inspection.
We'll definitely be calling him when we're ready for our next purchase!

As you now know: Strata's can make or break a buildings survival expectations, get involved if you want to maintain your investment. When big maintenance issues come up I might offer some direction choices, too often ignorance and economy lead strata actions.
