Appleby Club

We purchased a condo in Phase 1 of this development over a year ago. It was mandatory to put down 20% in 5% increments. They were very disorganized throughout the entire process (i.e losing cheques). After putting 10% down already and waiting over a year, we received an email saying that they will no longer be proceeding with this development. This was going to be my first home purchase, so incredibly disappointing. So much wasted time. Will definitely never Emery again, what a nightmare.

New home

Simply put the builder had some bumps in phase 1, they have since built 2 more phases plus a new condo townhome phase and I'm pleased with what I see. Emery built along side Fernbrook, Sundial, Valery and Branthaven. I can honestly say based on the complaints I've heard the only builder that may have been better with better intial quality finishes and followup was branthaven.

I found most of my troubles with the actual trades not the builder themselves, I can say for the most part they were willing to listen but the trades were the biggest problem and recently found out that some of the problem trades particularly the window and roofing may not have been chosen for subsequent projects.

Why am I giving a 3/5 for satisfaction and 4/5 for likelihood to recommend. There are several reasons. My wife and I did go through many delays, issues with PDI 30 day and 1 and 2 year, however it has all been fixed and for the most part nothing major was wrong. I gave 4 because Emery was willing to work with me on issues I found post 2 years without issue...for the most part.

What could this company do to improve their services?
they have weeded out, for the most part, the bad contractors and post construction help
Any advice to offer fellow homeowners facing a similar project?
be persistent and do not take no for an answer however whatever you are arguing ensure that it is valid and you have backup.

new home purchase

We are satisfied with our Emery Home. We moved in April 2008. We were delayed several months but who isn't? We had things that we were initially unhappy with, we complained and Emery has addressed everything. Most issues were cosmetic and easily taken care of. They've actually gone above and beyond. I have no complaints. Buying a new home is a pain no matter who you buy from. If you're not up for having to have things fixed up to your satisfaction, buy resale and just deal with problems yourself. That's my 2 cents.

Alton Village Purcahse

Purchasing our home with Emery was a nightmare. We were misled in our decorator's appointment and purchased upgrades which were never delivered. Emery claimed they had no ties with the appointment and left us high and dry. The craftsmanship itself is horrible. Our baseboards are uneven, mismatched and discolored, our carpet break does not line up, the brackets in our ceilings are coming through the walls, our walls were not built on 90 degree angles and you can’t get anyone in to take a look at your PDI. I urge you to stay far away from Emery and choose a respected builder.

Burlington Envision Project (Alton Village)

We purchase an Emery Home in 2007. Ours closing date was suppose to be in February 2008 which it was delayed until May 2008 but that isn't the problem.
We have been in our home for 6 months and it still isn't complete. You have to light a fire under their butts to get anything done. We ordered and paid for upgrade that we didn't recieve for months after our close. We paid for an all brick home and got one side of siding. They agreed they changed the plan but didn't do anything about it.
We got the home in May with an unfinshed wall, unfinished stairs, mold in the basement and this list goes on and on.
Til this day, which is November 2008, we have an unfinihed PDI and many more problem emerging.
All I have to say is buyer beware, I would stick to a larger builder who has better customer service and builds better home. Some come to mind Mattamy, Monarch, etc...
Don't put yourself through this.
