Bad workmanship

Very poor quality of workmanship. We moved into the new home 2 years back and floors, tiles, baseboard are coming off and they refused to look into these issues because our warranty expired a year back but given that it's only 2 year old home, one could expect better quality and things to not fall apart within such a short period of time.

New house

I bought a new house from Sterling home three months ago. There is some work left in the house they said they will do it once I move in. I been calling them emailing them but not has been done. So I will recommend everyone not to buy house from them.

Home purchase

Lots of issues with cabinets and fittings, cracks on garage floor in less than 1 year. Post-sale experience was horrible! Annette (Warranty Supervisor) was always finding reasons to make all quality issue the customer's fault. I will ask that people stay away from Sterling Homes Calgary as much as possible.

Foundation cracks in our 1 year old Sterling Homes

Our less than one year old Sterling Home has 8 foundation cracks and over 30 cracks inside on the vinyl planks, window sills, casings, door frames, ceiling etc. One month ago a double hung window broke and smashed down when I was trying to open it, with the little plastic piece attached to the spring arm, shattering apart. Sterling Homes just told us that our Home is "performing as it should and we need to make a claim with the New Home Warranty Program, and if they agree to have a structural engineer of their choice look at it, they will follow his/her recommendation. Buyer beware, according to the NHWP, foundation cracks are only covered if they are 3mm wide by the end of the first year. Their version of a repair consists of an apoxy and a visible patch. After that, they're only covered if the entire home is structurally unsound, and you can prove it. We'll see what NHWP and their structural engineer says. I'm having trouble attaching pictures, but I have many to prove what I've written.

House

Just wanted to share our experienced with Pacesetters Sterling homes. We purchased and moved in to our new home on November 2018 at Cornerstone area. After the warranty expired or a year & five months; our chimney hood fan motor suddenly stopped working. We spent almost $900 for the motor & installation service. The guy who installed saying that the motor normally or should be lasts for at least 5 years. Did they install an old one before? Who knows?
The other unresolved issue is about a load of loam for our back yard. They supposedly finish this last year but until now still questionable. One of their worker mentioned last year that they can’t filled it up because of the low window
well. They are willing to send a load of loam & materials to use but for us to spread but why? It wasn’t our fault, it’s their unfinished business plus we are busy working too. We need to rest instead of spreading the loam. This is their respond week ago; “The low window well did not prevent Pacesetter from originally grading the lot to acceptable levels; we have attached an additional copy of your Certificate of Grade Compliance that was accepted by the City of Calgary. As discussed at your Pre-Occupancy Orientation and in your Purchase Agreement it is carefully explained that any settlement that may occur at any time is outside of Warranty coverage”. I agreed at the end but this is how I replied to them; “ Please send cu’z we need it...but as I have said it wasn’t filled enough from the start. If it occurs lately then I should be shamed to myself bagging you guys. Sorry but future home buyers should be warned then....
But until now NO load of loam yet....such a delay for us to go on with any project we want for our back yard before winter comes again. Good luck to all NEW home buyers & be careful whom are you dealing with.

Drake Landing - Okotoks

We purchased a spec home built by Sterling in 2018 when transferring with my business. I have owned several home previous to this and I can say without a doubt this is the best construction I have had for a house. Like any new home, there will be some things that will likely pop up but the couple very minor issues we had were very quickly addressed by the warranty team and the subcontractors.
I can not say enough good things about how much we love the house and the thought they put in to it for the future customers. If I had to say a negative thing it would be that I would have liked an above the fireplace mount for my tv where the wires would not have to hang to be plugged in....but I get it not everyone wants it.....and it was a spec home.

Well done Sterling, you will have a lifelong customer now.

Pacesetter Homes - Heartland

Pacesetter Homes in Heartland was absolutely wonderful to deal with. The sales person, Diane, had amazing communication throughout the process, sent us update photos as the house was being built. The trades were fantastic and really informative during our selections time. Any issues we've had, have been dealt with in a timely and professional manner, anything that could take longer, we received clear communication and explanation. If you're looking for a top notch home builder that truly believe is doing the right thing then look no further!

Chestermere Home - We love it!!!

We bough our house in Chestermere back in October 2016. We've been living here for now more than 6 months.

Our house was almost done when we decided to purchase it, therefore I can't talk about the experience of building it. What I can talk about is the sell process and the service after purchase.

As a quick note, this is our 3rd property. This would be our second NEW property, first one with a different builder.

PURCHASING PROCESS

The purchasing process was great. We were between a house in Mahogany with a different builder and Chestermere with Sterling.

I have to say that you can immediately identify a company that is looking to work WITH you, and Sterling is definitely one of them. We made our offer and they were willing to work with us; Sterling went on the extra mile to make us happy. Shawn was our sales rep (he moved now to a different area) and he was great! He should get a raise soon :) - He made us feel like a valued customer instead of just another sell. My wife is a Realtor and I'm a sales manager, so we know when the seller is just looking for someone to sell without any other interest; Shawn was different.

Even before taking possession of the house, we noted a couple of things we wanted (extra to the normal delivery of the house) and, although the house was at 99% ready state, they were able to make the changes to make this our dream house.

Purchasing process: 10/10

SERVICE AFTERWARDS

Our first home was 3 years ago with a different builder and, based on that experience, Sterling is EXTREMELY GOOD.

We understand no house is perfect after being finished. The difference is the after service and Sterling has excel on this. They are super attentive and responsive. Tricia and Brent are great but also the rest of the employees and the subcontractors. You can immediately see the quality of the product and installation they made.

A good example is the kitchen sink installation. With our first property (different builder) we had an issue with it; it was glued at the bottom and that's it. Of course after the warranty was over, the sink felt down and we had to pay for someone to fix it. Sterling, on the other hand, the sink is properly installed with wood supporting it. I don't see it falling like the other one in any time soon.

Anything, for minor it is and during the first year of service, they've been extremely fast in responding. They even change the light bulbs for you for the first year!!!!

Things they have supported:

1. Water heater failed during Christmas time - Response: 1 day (great!!!)
2. Needed extra paint for outside touch ups (after I installed a dog door) - 1 day
3. Garage door bouncing back after being closed - 1 day
4. Minor repairs - between 1 and 2 days including subs.

I have a lot of good things to say about this builder. We love them. I would definitely recommend them, hands down!
