Scope of work was to remove a wall between dining and living room, reconfigure two bedrooms into a single bedroom and walkin closet, change the bathtub, change the main entrance to the house. About 400 sq ft of flooring was replaced in our 1100 sq ft house.
Work was completed in a timely manner with signficant extra time put in by Vaughan Wallace to do so. Work required coordination and planning/sequencing of trades to ensure no unreasonable delays caused by any single trade. The house was left in a clean condition after every day. We were living in the house during the period. The work was completed with uncompromised quality and effort and the results look great and will add significant value to the house.
The contract (and subsequent change order) was clearly written with the appropriate detail. The work was completed and was redone when we were not fully satified (e.g. a leaking valve in the bathtub, repainting a surface that was affected by unknown underlying paint layers and fixing a water line that exhibited iron from pipes). There were no surprise extra costs at the end of the project as all additional items or tasks and their cost implications were discussed prior to commencing work.
The work progress and the expected future work was communicated daily. This was very useful for managing our expectations and knowing when someone was suppose to be doing work. There were no surprise visits by subcontractors that were not communicated by Vaughan.
Vaughan was involved at the design and ideas stage to assist with us understanding the anticipated costs. This was extremely useful and was provided as free value added advice prior to preparation of a detailed quote or signing the contract for the work.
In general the communication is key and the critical to the success of the project.
