The copper pipe on the hot water tank had developed a pin hole leak. Saw Ninder's truck across the street working on another job. He came over right away and replaced the copper pipe, and while he was there, drained and bled the boiler heating system. It was hard to work on as the mechanical room is in the crawl space, but he finished the job quickly, used good materials to do the job, and was a nice guy to boot. Recommended.
