I signed a purchase contract for a new build with Pacesetter Homes Edmonton in April 2014. but half a year later was told the basement had to be reduced by 20 sq ft. Pacesetter offered me $800 for the reduction of 20 sq ft. As you probably understand, $800 could not even buy a rug for 20 sq ft !
I refused to sign the addendum for the change and the compensation
Nov. 30, 2015 the house finished, but till to now I can not move in. I told them many times, I have the down payment ready, Please let the mortgage broker honor his commitment for a mortgage amount of $480,062.15.
I don’t know how builder mortgage works. But if Pacesetter already accepted his unconditional mortgage approval letter and asked us to remove financing condition, I guess Pacesetter must have done due diligence.
As we are not professionals in this business, Pacesetter did not provide any help making sure the mortgage money is in place.
I talked to Pacesetter Homes many times to get this resolved but because it is a big builder, my request received little attention.
But they listed the property for sale through a Realtor, the mls listing # is E4002553.
I feel I have been bullied by this big builder, no respect for my right and no respect for the initially signed purchase contract.
I am worried about my deposit of $30,000. After I signed the purchase contract and paid my deposits, I was like a fish hooked to the river bank, having to be obedient to their unilateral change.
I am living in anxiety for this Christmas. I feel very sick, and also very weak to fight this big builder on my own.

This review does not tell the complete story. Pacesetter has honored multiple meetings with you and your Realtor regarding your purchase, so be assured your request has not received "little attention" as you've noted. Regarding the reduction in square footage, we discussed with you that your selected lot was not large enough to fit the floor plan you had chosen, and that the square footage of the foundation needed to be adjusted in order to fit. You were offered the opportunity to select a different lot--which you declined--and subsequently signed paperwork agreeing to the square footage reduction on the originally-selected lot.
Your Realtor represented you thoroughly throughout the entire process. Obtaining a mortgage is the responsibility of the purchaser, and as we had been told by your representative, you were unable to obtain a mortgage to close on the home upon completion. Pacesetter's portion of the contract has been fully carried out.
