Unsatisfactory service - 1st year warranty
Recalling our experience, after walkthrough with service tech in Jan 2016, follow up from company was non-existent for 6 months (we had to call Jeremiah - their support rep once a week to follow up with status of our issues from walkthrough).
Imagine not hearing from your homebuilder for months. You have no idea if any of your issues will be fixed.
Pull your permit from the city. Make sure you have all your permits.
During our due diligence, we found out that there was:
- failed hvac inspection. The builder did not notify us.
- failed plumbing inspection. The builder did not notify us.
- $400 amount owning to city of edmonton due to 2 failed inspections. The company did pay this, but we had to find out from the city, the builder did not notify us. The city wouldn't have issues any permit to us until this amount was paid.
Finally, we had to file a case with the Alberta new home warranty before any actionable steps were taken by pacesetter to fix our outstanding issues. It took 7 months for issues to be resolved.
To their credit - Chris (a different service tech than the one who did our walkthrough), responded in a timely manner. He's the only reason - I rated this high. Get Chris to do your walkthrough.
Pacesetter did offer a free house window cleaning service to come in August 2016; however, the cleaners didn't finish and hasn't come back.

I am sorry to hear of your frustrations; we certainly don't want our customers to feel left in the dark. Jeremiah has not been with the company for quite some time, and we do apologize for the delays at that time.
Regarding any failed inspections, the City will not issue an Occupancy Permit for your home if there are any failed inspections, so any issues that had caused the failures would have already been rectified prior to your taking possession of the home. You wouldn't have been able to move in otherwise. Home builders are not required to inform the buyer about any failed inspections or fees incurred by the home builder prior to possession date as the home is owned by the builder until such date. These issues are common transactions between the City and the home builder. From what I understand in your review, it sounds like we took care of the fees as we always do prior to your moving into your home.
