Sarfraz was referred to us by a friend and we have to admit that he did an amazing job. He discovered many issues which were very serious and eventually we dropped the offer because seller did not agree to fix the defects. We were purchasing our first home and were very nervous about the process involved. A family friend recommended Sarfraz for home inspection. Sarfraz is very thorough and dedicated home inspector. He inspected our home as he is doing this inspection for his own home. He passed on advice regarding general house maintenance during the course of inspection. He also told us about door-to-door water heater and energy marketers and advised us to visit ministry of consumer services website to get information about energy marketers. This advice was extremely valuable because after we moved to our new home, every after a day or two; someone kept knocking our door trying to sell their products by falls selling. I am lucky enough that I found a very honest and through home inspector. When I was buying my first home, he saved me falling into a deal which could cause me to spend thousands of dollars. I put an offer to purchase a home which was apparently looking very nice to me. I was not interested in getting home inspection but my real estate agent insisted to get the home inspection (which is something not that common). I called Sarfraz and he pointed out some very serious issues for which I did not get any clue at the time of offer. He discovered some very serious cracks in basement walls and potential leakage into the basement. He also discovered that the attic insulation and sheathing was covered with black mold. Eventually I dropped that offer and went for another purchase. Highly recommend.

When I was purchasing my first home in Mississauga, I used an inspector recommended by my real estate agent. This was the biggest mistake I could ever make. That inspector missed lots of defects which were easily detectable. He did not check the attic area which was covered with mold and the roof shingles were near the end of their service life. He did not checked that AC and missed to identify the issue in air-conditioning unit. I spent over $10,000 to fix all these issues. I recommend everyone not to use the home inspector referred by your real estate agent even if your realtor is your relative. You may sue the inspector but you have signed the agreement (which they never give you a chance to review before hand) which restrict you to take any action because there are chances that you may lose more money.
For the purchase of my new house, I used Mr. Khan from Ontario Home Check and the experience was fantastic. He explained everything in very detail. This person knows the house inside out and very thorough. He told me the expected remaining life of everything installed in the house including roof shingles, ac, furnace, water heater and so on. He identified all minor and major issues which I was able to get it fixed by the seller before closing the purchase.
