Only Basements did an extensive amount of work in my basement. All the employees from the team were not only professional but really showed a sense of pride in their work. As a home owner I asked a lot of questions and was almost surprised with the honesty as well as getting answers, and was respectfully explained things. For example plumbing and insulation. The team was courteous and very willing to show me what and why different things were being done.
I found the entire process to be smooth and my family and I are quite happy with the updated basement area, as well as the washrooms new found storage and closet space etc.
The project manager was at the house and was there through out the entire process. But the attention to detail at the end of the job was much appreciated.

We remodeled our a basement. Its an old semi attached house so basement was skinny and used mostly for storage and the extra bathroom. Only basements contractor (Joesph) worked with us to come up with a layout that would work for our objectives, gaining an extra-bedroom, expanding the bathroom, but creating more friendly space. we are very happy with the results
Pros:
1. Joesph would provide idea on materials and looks but never pushed his ideas over ours. Then again we looked to Joesph for help.
2. If there were any changes or new ideas that came about during the work (moving a furnace, changing placement of walls, added windows) Joesph was very good to make it work within the budget (modifying ideas). The end result, we did not go over the budget.
3. the workers were very friendly and accommodating. When they were at the house, they worked hard, not alot of standing around.
4. quality of the work was very good. at times when something didn't look right or not to our liking, the company was very accommodating to modify and fix it. No complaints, no discussion of extra cost.
4. based on previous experience with contractors, we appreciated that the contract had a clause for the company to pay penalties (reduction in cost) back to us if they went over the recommended time. Interestingly, they did go over the planned times and they did honor the penalties for delays caused by them and they didn't try to come up with excuses, just honored it.

Challenges
1. The work took longer than first planned. Some if it was unavoidable, (ie we added an additional component to water proof a basement wall) and there was some back orders but there were times there was a slow down in the progress of the work.
2. communication could have been better at times. I realize contractors are working multiple projects but there were a couple of times I would want to reach the team and it would be 1-2 days before hearing back. But when we pointed this out, the communication got much better.
3. The work done (ie alot of sanding etc...) created alot of dust in the air that floated from the basement into the first and second floor. This became a little frustration to continue to clean up the dust constantly. Wish they did put some effort to protect against this (ie plastic curtains to minimize basement exposure).

Overall,
we are very happy at the design and functionality of the space, the work was very good and they stayed within budget. It went longer that we thought it should but overall I would recommend them to friends. and our next project we will look to use Joesph and only basements again.

We hired Only Basements to construct a rental basement apartment at the end of August. Our plan was to have our cramped basement underpinned and finish it as a separate unit that we could rent out. The initial meeting with our project manager Joseph helped reduce the knowledge barrier my wife and I had with all the steps involved in our project. Joseph went over the entire process step by step so we got a much better idea of the scope work involve. He then provided us with a payment schedule that allowed us to pay at the completion of stages which made it easier for us to commit to OnlyBasements comparing with the other quote we received from another contractor. Their Architect Michael started our project with helping us designing the layout we had in mind, while the engineer worked on underpinning drawings and permits. To say the least the design team did a great job and got our permits in less than a month. Once the actual work was started we were surprised at how detailed and time oriented our project manager Joseph was in planning the entire project. We were given daily and weekly updates by Joseph and he was always available to communicate with us answering our emails and texts promptly keeping us informed at all the time during this project. Much thanks to Joseph and his great team for working coherently to finish our basement right on time before Christmas holidays.

We opened up the main flooor by removing a wall to create an open concept space.

Joseph and the staff were fast, knowledgeable and honest.

They did the job for a fraction of what others quoted and had it done in no time.

We hired OnlyBasements to underpin and finish our basement to increase our ceiling height from 6’ to 8’ and of course now have more space including guest bedroom with an ensuite as well as a recreational area with a bar for out weekends gatherings. There were some extra work that wasn’t in our original plan mainly because we live in an older home and needed to upgrade some electrical and plumbing. I must add our project manager Joseph resolved and handled the unexpected work proactively to keep our renovation on budget. We are extremely happy with the end result and that we finally have a space for family and friends to stay when they come to visit us in Toronto for the holidays. Hands down OnlyBasments is the only company anyone looking to renovate their basements needs to call. My wife Tiffany and unnoticed the difference in the quality of this company from the very beginning stages of our reno. We found, and contacted OnlyBasements and two other companies through Homestars. These guys are the only ones out of the three who responded immediately and could meet with us in the same week. Not only did find their team very knowledgable about what we needed to happen for our project, but they were also able to offer us a quote that ended up being extremely accurate. In addition to that OnlyBasements offered us a payment schedule which made everything much easier for our family. We waited two week to do our diligence and hear back from a couple other companies, we waited another week to even get a quote back, which all came back much higher than what OnlyBasements gave us. So, with no surprise they were the team we chose to hire. Thanks to Tony their engineer, we got all the drawings and permits together in a timely manner and the team could start our basement preparation before the permits came through! My wife and I hired OnlyBasements to finish the basement of our home in the Beaches. We’d been considering it for a couple of years but started seriously investigating options 6 months ago. The level of design, quality of work, and competitive quote made our decision a no brainer. We were nervous about handing our basement over to a company we hadn’t worked with before, but we’re ecstatic that we did.

We were especially appreciative of the payment plan provided by the company - we made payments after each inspection was done - the work team was clean and efficient. They kept to the planned schedule, and we felt that our PM Joseph was communicative and accommodating every step of the way.
