Bathroom Renovation, Fan install, Attic Entrance
This was a bathroom renovation, including moving of attic entrance to accommodate a non-bearing wall move.
Job started with demolition whereby truck driver blocked a shared driveway for 1.5 days (fire hazard and neighbors could not move 2 vehicles out). Project manager and owner (Nasser) was nowhere to be found.
Not all insulation was removed and garbage is still left at the property. Paid 2500 for this (cash less HST).
Framing - Bathroom was not framed properly. I'm missing drywall backing, plumbing fixtures were not framed completely, medicine cabinet was not considered for in wall framing. Nasser did not supervise this and sent plumbing/electrical which needs to be redone again.
Old attic entrance was left without joist (unsafe when someone is in the attic as they will fall through to bathroom).
Nasser pushed the team to close everything with drywall asap (so you don't see it).
Onto electrical. The bathroom was to be equipped with in-floor heating. Code requires ground (run to panel) which did not exist. I advised Nasser of this at the start of contract. After electrical was done, Nasser kept telling me electrical is up to code. I had an independent electrician come in to tell me his electricians connected an un-grounded circuit with grounded comex (as if it's grounded). This was a code violation which Nasser failed to recognize and un-grounded floor heating could end in electrocution.
Third electrician came in to fish wire to basement, one of them accidentally stepped onto lower bathroom fan (installed by Nasser's subcontractor). The fan was not secured to joist, only hanging on the drywall, so everything fell through to my kitchen/living room. Because demolition job did not remove all insulation/debris from upper floor, all this ended in my kitchen/living room.
Now I have 2 bathroom renos.
Onto plumbing. The plumber failed to measure radiator before running pex, which ended up not being leveled. In addition, heating radiator pex was unnecessarily cut under the floor (hot pressured water).
Vanity water pex was touching exterior brick wall with no insulation which could freeze in winter.
Nasser again failed to see this, I caught this and plumber had to come in for rework. At this time, I don't know what Nasser's job is if I have to check his subcontractor work.
Onto insulation, Nasser put "safe n sound" insulation into exterior wall (product has no R value and not approved for exterior wall). This is after I told him many times to use XPS foam on exterior brick wall. Once agian, push to close the walls with drywall so you don't see the botched work.
Bathroom vents, from the start, I told Nasser it's a double brick home and I want vents going through the wall for two bathroom fans.
Nasser kept implying to go through roof (which all other contractors advised against as it's a shortcut). After installing the vents through wall (done at night!), it was sealed with glue, in a less than appealing way.
Vapour barrier, not installed properly as he left gap in corner where bath vapour can go through into attic (future mold problem).
Drywall - Nasser kept pushing to install drywall asap even before drywall backing (framing job) was complete. I had to remove the drywall as it was installed cracked.
Pot lights - 2 out of 4 potlights I purchased went missing. Nasser failed to address that.
His team used my tools and materials (other than lumber/drywall). His subcontractors worked at midnight, 3am and other strange hours. I had neighbors complain.
Fast forward 1.5 weeks AFTER agreed upon contracted completion date, my house is a mess, I'm living outside, out of pocket.
I fired Nasser. Now I'm fixing his work. Never again.
I don't know if Nasser doesn't understand English or simply ignores proper building code/regulation. In my opinion he has no knowledge of building code/regulation, has no construction background and is simply a poor project manager at best. He is quick to take your money though.
Avoid at all cost and don't trust that your job will be completed in accordance with any quality or regulation. It's all about cutting corners with Nasser, collecting your money and moving on while you deal with problems months or years after.
Feel free to contact me if you'd like further pictures or comments as I'd like other home owners to be aware. Overall I'm out around 6000 and yet this company had stellar homestars 10/10 reviews. I'm sure Nasser or someone else is managing his online profile, not the actual work!
