We hired "the owner" of KOAD Construction to build our house last year. He made many broken promises, claimed his mistakes and oversights were change orders, was dishonest about where we were at in our budget, asked for $100,000 more to finish the house after the third draw after claiming to be on budget during every overview. Told us he didn't want to tell us he was over budget until he spent all of our money.
Was "finished" mid to late December instead of mid-July
Paid some guy $25,000 of our money to use his home warranty, because KOAD Construction isn't an actual licensed home builder.
He also made a fake access for the tub (that wasn't even silicone sealed to the wall and was wobbling back and forth) because according to him he installed a tub with the pump motor on the wrong side, left a huge sagging area of our sundeck that pools water for about 15 feet, doesn't understand local regulations and rules although he pretends he does(which cost us thousands), and does terrible polished concrete (if you can call it that, he claimed he couldn't fix it, pic included), We've so far, less than a year since occupancy, already had to do two rounds of home warranty claims which are complicated by his dishonestly and incompetency, not to mention we're stuck dealing with the random guy he bought our home warranty from. Also didn't bother sealing the holes in our foundation for the irrigation line or gas line so we had to dig that up and seal it after water started pooling in our mechanical room under the furnace. Closet shelving and hanging rods ripped out of the wall (drywall anchors) with only half the rods filled with clothes and nothing on the shelving two days after we moved in. I could go on like this for a long time.
Hiring KOAD Construction to build my house has so far been the biggest financial mistake of my life.
