I've been waiting to write this review to see if Jani would be able to fix some issues before I could give them a fair review, so here we are now. At first I was satisfied with the job as Jani was able to bring my driveway design to life. I had a modern concrete driveway and stairs put in at the cost of about $32,000 last summer May/June 2022. I had chosen to work with them based on these reviews and how quickly they would be able to begin work. I also did not bother to negotiate the price as I was looking for a quality outcome and understood that would most likely get the team to prioritize the job (my first mistake). When they completed the project I noticed that the portion that used pea gravel as a design portion did not have a proper foundation so we ended up sinking in it like a sand pit, I asked them to properly redo this section but we're going to charge me extra for labour, I ended up having to purchase the proper gravel support foundation and redoing the labour myself which took 3 days, he gave me a few hundred dollars off as a discount but I really should not have to have done the labour. Then about 4 months later when they weather got cold I noticed cracks in the concrete as well as small chips, I was told they would come to repair the issues. Fast forward almost a year later of back and forth, the issues is significantly worse and it's still not repaired. Jani has been 'trying' to find a solution but essentially will not honour his 1-year warranty on the work, he's said he will come and repair but is basically not willing to do it unless I pay essentially for a new driveway ($10-12k). I have been more than fair with trying to get this resolved with him but at this point I cannot and do not recommend anyone working with these guys. Jani is now not responding to my texts and I'm basically stuck with a completely damaged concrete driveway after only one year and $32k less in my pocket. If you decide to work with them, please be cautious and make sure you have all terms in writing including a warranty on the work. Learn from my mistake. Also I'll call it now. Jani will respond to this with an empathetic tone saying it was too hot, he will say that he was trying to resolve this and provided me with solutions that I didn't choose. Unfortunately grinding the driveway down, me paying for stone to layover and paying for a new driveway were not solutions to a problem with your work. He has taken no accountability and will not rectify the ossies. Until the repairs are made and Jani makes this right, please do not work with these guys especially with any concrete work. Looks like another person has had similar issues previously, see a few reviews down.

PJ11 were efficient, effective, and open with communication. If there were any issues, they contacted us to explain the situation, and offer options on how to resolve it. Open & friendly, their work was the height of professionalism. We thoroughly recommend their service.

After seeing Jani's work on other people's homes on Instagram I reached out to him to build a new room for my tiny home. Tiny homes require a different kind of build from a regular home but Jani did not shy away from this opportunity. He had many great ideas to implement to make my tiny home addition even better quality than my current home. In fact, they have even made suggestions to improve my current home's shortcomings made by the original builder. Jani's team was helpful, knowledgeable, insightful, professional and made sure I was always happy with each days progress. They kept me involved every step of the way which I really appreciated. They were also very quick and even so, the quality of the work was not lacking. I am most happy to recommend PJ11 Construction to anyone who asks.
