Basement Renovation

We came across 310 Reno on Homestars and decided to call them up for a consultation for our basement renovation. Immediately they stood out from the rest with their knowledge, attention to detail and customer service during the quote process. Sean and his crew did a fantastic job with the basement. They were very clean, timely and accommodating even when we had to change paint colour halfway through. We will definitely use them again and I highly recommend 310 Reno for any job.

Complete Kitchen renovation

Cooperative & competent team completely transformed my dysfunctional kitchen into a gorgeous showpiece. Mostly on schedule but ALWAYS completed to my satisfaction - Nicholas helped make my vision a reality. An affordable venture for the end result!

What could this company do to improve their services?
Could be a little clearer (realistic) on total project completion timelines i.e. build in time lags between project components.
Any advice to offer fellow homeowners facing a similar project?
Take ownership of your renovation - participate in the total process: ask questions, explain your vision, use the expertise of your contractors to secure the best outcome. Don't be afraid to advocate for your wish list...you may find they can actually make it come true.

Basement Finishing Project

I am a major fan of reading reviews online but I never attempted to write one. I promised 310reno I would do so, so here it is. I found 310reno on Homestars while researching basement finishing contractors to renovate our basement. It was very important that I worked with a team that know how to treat their customers kindly and value a customers investment. I began discussions with Mike from the onset and he was very knowledgeable and personable. He came by and measured out the basement and provided us with an accurate estimate on the spot. Their quote was mid-range compared to the other quotes I received and therefore was not the cheapest, however; I didn't feel very comfortable with the other contractors who visited our place. Long story short, within a week we decided to move forward with Mike and 310reno.
The installers who came to do the demolition, framing, plumbing, electrical, drywall, tile installation, carpentry, flooring and painting were all very professional and courteous while working. They worked very hard to complete our project in a timely manner. Each day when I came home from work I inspected what was done. I made a few changes and suggestions and even pointed out some work I wasn't completely happy with. Mike ensured that everything was fixed according to my liking, and wouldn't stop until it was.
In the end, I had a great experience with 310reno. Each member of the 310reno crew were exceptionally kind and helpful. 310reno stuck to the budget and helped us save money with their contractors discounts on tile and fixtures and this was just a nice added bonus.
I would highly recommend 310reno to anyone looking to hire a company who cares.

We hired 310RENO after they completed a very successful project for my brother. Our desire was to make useful space out of our cold and undesirable basement. The goal was to create a bedroom, bathroom, kitchen and media room. After discussing our goals with Mike, he provided us with an estimate for our project. We were happy with the pricing and decided to move forward with 310RENO. We received a very nice design layout of the basement and after very few adjustments, we had a concept to aim towards. Whenever any issue arose, there was never any fuss to have it addressed. 310RENO did a fantastic job with our basement and the end result exceeded our expectations. I highly recommend this company.

Full basement

We selected 310 Reno through the Home Star rating system, as they appeared to be the best rated contractor for our renovation.

In the initial stages of our basement project all details appeared to be catered for, work progressed on time with the workmen being punctual and tidy.

During the first stages of the project, we informed the project manager that we needed to know when materials and workmen would be arriving, and when aspects of the build would be scheduled to be started, and completed.

The majority of the time no information was passed from the project manager to ourselves. Due to this we requested a meeting with him to explain our frustration.

The project manager stated that he would endeavor to change this. Nothing changed.

Appointments that were arranged, were missed, I cannot recall one time that the project manager arrived on time, with hardly a phone call or e-mail explaining that he would be late.

I understand that contractors are busy and meetings run late, traffic jams occur etc, but if you have arranged a time to come and review something at a clients house, and the client has arranged time to be at his/her house, they do not appreciate waiting.

During the entire project the main frustration was a lack of communication.
Phone calls would be made, messages left, e-mails sent, asking for clarification/confirmation with little information in return.

The main core of contractors did do good work, but some aspects of the job were sub-standard.

The main ceiling and two main walls within the basement had to be re-worked FIVE times, due to the dry wall being uneven with the taping standing proud.

I admit I have high standards but when your ceiling and walls look like a model of a rough ocean I tend to get a bit upset, especially when I’m told the work has been corrected, and find nothing has changed.

The bathroom tiles were laid incorrectly, with uneven tile gaps, these had to be removed and replaced. Upon fitting the shower door, (different contractor), a tile cracked due to the fact there was a void behind it.

Upon believing the project to be complete, the bathroom was thoroughly cleaned, only for us to discover that the tiles on the floor and wall are discolored with dried grout.

I have been waiting over a month, for this problem to be rectified.
(As of Aug 23rd 2012 this has not been rectified).

The project manager has yet to provide a date for this work, all I am told is when someone is available they will come!

I would not use 310 Reno again, or recommend them.

Overall a bad choice by us.

Update,

As of November 16th 2012, 310 Reno have finally finished working on our renovation.

It took numerous attempts, and 56 days, (from Aug 23rd 2012), to clean the bathroom tiles to an acceptable standard, and finish other outstanding issues.

Update:

We were contacted by a senior partner at 310 Reno who extended his sincerest apologies for the ongoing frustrations on our build. We informed him of the oversights and the lack of capability of his project manager and have since been told that new processes have been put in place to guarantee that this type of treatment, or lack thereof will not happen again. He also offered us compensation for the stress and disruption to our family.

We are pleased that the job is now complete, and that the owner of 310 Reno has acknowledged and made amends. We are now left with a lovely basement which we can finally enjoy.

Overall a great company, marred by the actions of one individual.

Hello Mark, I appreciate your feedback and apologize that you are not completely happy with our team. We tried hard to do our best to make you a happy and satisfied customer, and attempted to do whatever we could do to rectify any issues that arose throughout your project. As you know, the deficiencies with the taping/plaster work on your basement ceiling were extremely difficult if not impossible to notice when the basement lights were turned on, and therefore, you and our installers could only see the issues at a certain time in the morning when only the sunlight was lighting the space. You understand that we tried and tried until we made it right, as you stated yourself, that we "reworked it FIVE times" until we got it perfect. We will always do what it takes to make it right, even though we aim to make it right the first time around!
The rough surface porcelain tile that is installed in your basement bath was a challenge in terms of removing all the grout. However, this is no excuse and I do agree that this should have been done better the first time around. You know by now that we will by no means leave you with an unsatisfactory tile job. I attempted to explain to you the reason for the delay in having the problem rectified in a more timely manner, however, I suppose this was not sufficient for you. We have already removed 98% of the problem that can be seen in the attached photos, so these photos no longer reflect the finish of the tile work in your bathroom. We are ready to correct the existing 2% deficiency the moment you provide us with a date to do so.
Over time, I hope you will find it in your heart to get past the humps that occurred throughout the process of your renovation and will soon only see the positive outcome of your new and beautiful basement space. We'll be in touch.

Renovation of Newly purchased Resale home

Our experience with 310-Reno began after we purchased our resale home last May 2011. We saw the great reviews they had been receiving on Homestars and decided to get a quotation from the company.

We were allowed 1 visit to the home before we took possession and used this as an opportunity to have a few contractors come and give us estimates for work we were planning in the home. Our contact at 310 Reno was Mike Jackson and he began the process by trying to understand what we wanted done. To our amazement, on the day that we were able to visit the home, Mike came with a team of experts - RIzzo (Painting), a flooring guy and a stair repair expert. All of the 4 of them spread out over the home and began to talk to my wife and I about what we wanted to have done and then prompltly began to measures rooms and take pictures. My wife and I were surprised with their professionalism from the outset and knew that we would be hiring them eventually.

Suffice to say that their quoted prices were very competitive and beat other contractors in many specific areas. We wanted the reno to begin as soon as the closing of the house took place and as Mike promised, the work began the day after closing.

The renovations included the following tasks:
1. Smoothing out stucco ceilings to make them smooth on top 2 floors
2. removing all existing hardwood and installing new hardwood on main floor and upper floor hallway
3. removing about 50 old fashioned pot lights and replace them with modern ones
4. sanding the existing oak staircase and stain the stairs and painting the spindles
5. removing old stain from outdoor decks and restaining the decks
6. Painting the entire top 2 floors
7. Removing old tiles from Foyer and installing Marble tiles
8. installling kitchen backsplash

The plan was perfectly described to us before work began and the timeline was adhered to by 310 Reno. We requested that Mike be the head contractor for our job and he made sure to be in charge of our job. We always felt that our voices were being heard and our desires and wishes were being respected by Mike and his team.

His team members are truly what made the experience a good one. Rizzo and his painting team are the best I have ever seen. Flawless work and attention to detail are their calling card. The electrician is skilled and a true professional. The flooring guys were perfectionists and ensured that the job was done properly. The Tiling guy is also awesome at his job and the marble floor is flawless as is the kitchen backsplash.

Since the reno is now over, we are very pleased with the workmanship and everyone who sees the work agrees that 310 did a stellar job. We are intending to renovate 7 washrooms in the future and we will be hiring 310 for each of them.

We recommend you hire 310-Reno for your home reno - large or small. Your will be pleased with your decision.

Investment Property Bathroom Renovation

I discovered 310 Reno here on Homestars and I‘ve been nothing but impressed with their professionalism and quality of work. As a property manager, I have some unique requirements for the projects done on my buildings. Sean and his team have been respectful of my tenants, flexible in their scheduling and able to work within a budget. On our latest bathroom renovation, there was an unforeseen plumbing issue that resulted in a small leak. Sean was onsite within an hour; the problem was solved and cleaned up by the following morning. I would definitely recommend this company and will use them again. Good work guys!
