avoid if you want good quality and actual warranty
Before I hired Royal York Roofing (RYR) to replace aging roof on my house, I asked them for a detailed breakdown of the prices, but they denied and said that they provide only the total amount in their quotes. Before they started the project, they verbally promised to install the metal vents on the roof. But when their work was completed, it turned out they actually installed cheap plastic vents. The person who was responsible for the project even argued to me that plastic vents are not different than the metal vents in terms of functionality. A few years later, since squirrels and a raccoon damaged several plastic vents, we had leaks in the roof. I called the RYR company for warranty repairs. However, they refused to respect they warranty and quoted a high price for replacing plastic vents with the metal vents. When I pointed to the president of RYR that they promised me to install metal vents years ago, before they replaced the old roof, he was rude and verbally aggressive. After this painful experience, I had to hire another company and pay more than $1000 for replacing all plastic vents with the reliable metal vents. I learned that the warranty certificate that the RYR provides is useless, that they install cheaper parts to cut their expenses, and you cannot ask them to fix their mistakes.

Roof replacement was completed in August 2018, and the entire scope of work was performed as per the detailed written contract. The vents installed during roof replacement are industry-standard polypropylene Duraflo roof vents, which do not condense in winter and are commonly used for asphalt shingle roofs. When specific products are requested, we always reflect that in the contract.
In April 2023 we received your email stating that the roof was leaking, and the warranty service call was scheduled. Upon roof inspection, we traced the leak to the shingles around the vents, which had been torn apart by squirrels/raccoons. The vents themselves were intact and in perfect condition. Note that the damage and condition of the roof and vents were documented. The photos of the roof were provided to you showing the proof of animal damage.
Ten-year workmanship warranty, which was provided at the time of roof replacement, covers ordinary wear and tear through the elements, and improper workmanship in the installation of the roofing system; animal damages are NOT covered by warranty as clearly stated in the written contract.
Furthermore, during the warranty service call, it was also discovered that there were improper repairs completed by the owner damaging the vents, plumbing stack flashings, and shingles with wood screws installed overtop in an attempt to secure damaged shingles. This itself would technically void the warranty altogether as per contract terms. Instead, we provided you with a reasonable quotation to perform all necessary repairs. The quotation was rejected.
During the entire process, we had been in back-and-forth communication with you regularly and have proof in writing of how aggressive you had been towards crew members and administrative staff. We do not tolerate that behaviour at our company in turn having to have the manager intervene to resolve and diffuse the situation.
