We had Walter and one of his workers of Ladder Jack Exteriors do a re-roof on our house in December 2011. Here are some of the obserations:
- dumped shingles off house with no consideration of what was below. Damaged shrubs (one broke at roots) and broke solar garden lights. Broke stucco off house when removing shingles.
-estimate included papering roof, but was not papering roof. Only started when I questioned him. Probably 1/3 of job was done before he started.
-did not do a proper clean-up. 100's of nails, shingle pieces, food containers and cigarette butts all left behind for me to deal with. 5 flat tires from nails dropped on our driveway and lane.
- workmanship was questionable with many exposed nails, roof caps crooked, crooked and ragged shingles at ends, and improper venting of vaulted ceiling. He was back a few times to deal wtih some of these, but never really fully resolved.
- original roof before replacing had no leaks. Re-roof has three leaks. Have been dealing with him for over 3 months to have these fixed. He has been out a number of times, but has not been able to fix the problem. I am now going to hire another company to do the repairs. Water damage to ceiling and hardwood floors is occurring from constantly getting wet.
Update: Had the work reviewed by third party and repaired. Many problems were uncovered like incorrect offsets and overlapping shingles. The shingles installed also had to have paper underneath, so warranty would be void because not correctly installed. Rows of shingles missing and crooked. When repairs were made it was found that the previous shingles in the problem areas had not all been removed. The fellow wondered if this guy knew how to shingle, and was suprised when I told him he had been in business for 8 years. On the ground before getting on my roof he said it looks like someone did a butcher job on my roof.
- Approximate cost of services:
- $10,000.00
