Double car Garage slab floor was poured too low it is flush with the driveway. Rainwater excess snow freezes or runs under the overhead garage door. Water is pooling in the warmer months in the garage and freezing in the winter.
Prior to my possession date I requested a drain be placed in the garage at my own cost. Park Homes refused and the salesman
verified that there will be no water issues with my garage slab.
The garage slab is sloped towards the back of the garage by 1 and quarter inches. I complained about this a month after possession as rain water was pooling into the garage half way into the garage. They sent a painter finisher to fix it to save costs instead of the original concrete contractor who they had now fired. (I wonder why they fired the concrete contractor) The painter finisher who had no experience in concrete leveling or concrete work did a patch up job which took over 3 months in the summer and then left Park Homes.
Another concrete contractor came and then did a report and Park Homes lost it and never did a follow up and months went by again.
The concrete contractor came back several months later and did a repair in summer and now the floor is in worse condition than before. Park homes delayed repairs deliberately and now I have no warranty and they wont fix it.
When I sent pictures of the water and ice to Park Homes the warranty service coordinator said the water was run off from my vehicle. The vehicle has not been outside for over three weeks as I have two vehicles.
The owner of Park Homes suggested I spray PAM cooking spray on the rubber of my garage door so that it wont freeze to save me from being trapped in my home. The owner also suggested that I do not run heat in my garage either. What was the point of me spending money to put heat in a garage which I cannot use now?
I have water pooling and freezing into the garage floor. In summer months the garage smells of dampness, Park Homes says this is all normal. The owner says he has water in his garage too but he lives in Vancouver and that I should get used to living in Edmonton as this is all normal. I have lived in Alberta since 1984 in several homes and to date not experienced such issues in any of the garage floors.
During construction of my unit in Atria I noticed the electrical power boxes were placed in the middle of what would be my driveway which had not been poured yet. It took several months to move them and Park Homes used the neighbors power to heat my garage before the slab was poured. The neighbor in the evening on return from his employment would pull the power plug as he did not authorize Park Homes to take power from his unit or get his permission.
Park Homes do not respond to e mails or telephone messages and deliberately ignore matters of concerns until you have no warranty left, however if you call them and say you want to buy two homes they will call you back in a flash, but if you are trapped in your home due to freezing ice under the garage they don't care.
The show home in Atria has glass tiles in the kitchen bathroom splash they did not use these tiles in the units they cheapen out by using cheap ceramic ones and then said they ran out of stock.
My home was too hot in summer AC ran continuously same in winter heat ran all the time the carpet on the third upper level would be freezing cold, the pantry had food that was frozen. The house had a lot of cold spots as they forgot to insulate the roof!
Park Homes told me to e mail them my power bills and I would be reimbursed to date I have received diddly squat.
The powder room had no heat run prior to my possession date Park Homes had to rip down the garage ceiling to install the missing heat run. Now the powder room overheats and is like a sauna and the door has to be left open most of the time or I have to keep the heat vent closed.
The house was filthy when I moved in the cleaner that Park Homes contracted pushed debris insulation poly down the bath and vanity drains plugged the lines.
The vanity sinks would overflow and bath water would not run down the drain bits of insulation and poly would float in the water. I managed to find a plumber who was working a few doors down. The plumber has the same company name as Park Homes. He came and took no more that 15 minutes and noticed the debris down the drain and fixed it. Park Homes said they were sending me a bill as I did not use drano !!!! to fix it and had inconvenienced their plumber.
The windows have never been cleaned by Park Homes. After 1.5 years they cleaned the deck and siding. Park Homes has never properly cleaned the streets they are filthy, the landscapers they hired left a big mess which still has not been cleaned.
They ignore service warranty matters until your warranty expires and basically tell you to get lost. When you tell the owner that your next option is to sue them the owner takes it as a threat. I would like to see what the Judge in Court has to say about all this including the remedy of using Pam Cooking Spray by the owner of Park Homes which he said he googled.
I would never recommend or buy from Park Homes again.
