Sterling Homes Edmonton

I am extremely disappointed with Sterling Homes. I received a letter from the City of Edmonton about the deadlines for rough and final grading, and I had previously reached out to Sterling Homes Edmonton Office before summer regarding the need for rough grading on my lot, which is their responsibility. Despite their assurance that my lot would be prioritized, it remains the only one in the neighborhood without rough grading.
As winter approaches, this delay has prevented me from completing the final grading, landscaping, constructing a deck, and installing a fence. My property now looks neglected with overgrown grass, and I am unable to install a fence due to these ongoing issues, which raises security concerns. Sterling Homes has not honored their promises, leaving me with significant problems. I couldn't enjoy my summer with my family because I couldn't build a deck, and without rough grading, I'm facing potential drainage and water pooling issues if I proceed with construction.
I need Sterling Homes to urgently complete the rough grading before winter 2024.

Our experience with Sterlings has been amazing. Mike answered all our queries during the sales process and continues to help us with any questions we have, even after a year of purchase. The house quality is amazing and everything is functionally excellent. Space has been used to the best possible way.

I would not recommend getting a house with Sterling. Very poor housing quality, a lot of items forgotten during the process of building such as insulation, not properly installed window, pipes leaking, etc and calling someone from maintenance or warranty is a nightmare. Dealing with serviceQ is frustrating. I have to send multiple emails and a follow-up phone call and this did not happen only once but all the time! And obviously you don't check every corner of your house everyday and when you notice the issue they could not figure out the solution and the problem keeps coming back. And some of the issue, by the time you notice it, they will say out of warranty even if the supplier confirms that the Sterling did not install it correctly.

Sterling homes offer affordability and quality built homes for Edmontonians. You can trust that they follow the Alberta New Home Warranty and will have the patience to go through the build process with you the whole way. Most notable is Shahmeer, who responds quick and is very thorough in providing the information I needed to ensure my clients were able to make an informed decision about a home they were purchasing. Bought a new home in Kinglet last year. Asked about parging on side of home, no answer given. Told foundation crack repair x1. Found out later multiple repairs completed now new crack and previous repairs now cracking.Company dismissive. Feel like information withheld. 0 customer service. Poor workmanship. Do not recommend this company. Structural engineer cites poor architectural design.

I have very bad experience to buy home from Sterling
Landscaping, blinds and sundeck experience is very bad. They do the landscaping without removing grass from ground.

We are so happy with the preliminary procedures in buying a Sterling home. It was quick and efficient. Both Amarpreet and Jerry were available in showing us around, answering our questions and putting together our paperwork.
