New home

We bought our house in December 2014 and were pleased with the service we received when we purchased the house but that is where the good service stopped. We had service appointments missed with no explanations or apologies by their sub trades. We noticed that the piles for our deck were broken, one of them 2 feet down below grade. When Sterling sent someone to fix them they basically made a concrete hat that sits on top of the broken pile with no rebar or reinforcement. Once they dried I kicked them off the pile with sneakers...not very secure. I ended up buying screw in piles when I built my deck because I was tired of hearing their excuses on how the concrete would have been solid if I had left it on the broken pile longer because the roughness of the broken pile would secure the concrete "cap"! Going back to me building my deck, I know that living in Canada that we have "seasonal work" that needs to be done and I understand that but what Sterling doesn't seem to understand or care about is that there is a "seasonal timeline" you would hope that they payed attention to. We have been waiting patiently while they give us excuses as to why on August 25th we still do not have our rough grade completed. This has been the single biggest frustration we have had with Sterling. They didn't trench the power out to our garage until after all the other houses in our area had their rough grade completed. They even did our rough grade, BUT because they trenched the power line after this had been done and just left big piles of dirt from the excavation everywhere we still have not received our rough grade certificate! They assured us they would get the dirt "touched up" even though it requires a little more than that seeing as there are big holes left where they left the electrical risers at our house and garage. We have been waiting over a month!! So we built our deck because we have a short summer season, hence their excuse for "seasonal work". We would really like to put our landscaping in so we could get our $1000.00 deposit back and I think while we are at it a fence would look really good too... problem is Sterling keeps telling me that we cannot do anything until they "touch up" the rough grade. Well after numerous emails and calls with their service department they still haven't done ANYTHING!! The ironic part is that we have to give THEM a landscape deposit... I would love to do our landscaping! There should be a holdback until they finish EVERYTHING!! Once they have all of your money why should they care how long it takes, they earn interest on everyone's landscaping deposits. Who knows maybe they will get around to it next year come seasonal work time!! All of the other builders in our area have their rough grades complete, I should have chose one of them!

House

I purchased a house from Sterling and am really dissapointed with the quality of work and customer service.Within the first
year of owning there were so many issues(wall sidings coming off,garage door stops working,bathroom door not aligned, tissue holder not on the right place, bath tub flooding due to dust and pieces of wood stuck in the drainage,garage pad control not programmed).On the 14th month,
the concrete on my garage was spawling and pitting.I complained the issue and they said its out of warranty and I told them the issue is not normal for a 14 months old house. I checked the houses in my neighborhood and noticed that their houses have the same concrete issue compared to other
builders. On the second year the front roof siding about four feet long came off.Because of this experience, Im not going back to Sterling and I cant recommend them to my friends.
Also about a few months ago my wife found two straight long nails in the furnace room and her head was almost hit. I email them about this but they did not answer me.If you are looking
for a house, dont buy from Sterling and you will be sorry. The quality of their works and customer service are crap.

New Home Construction

Graham Salmon and his Spruce Grove team made building my first home as easy and enjoyable as i could have imagined. Despite having come into the area after my deal was finalized, Graham's approachable demeanour and accessibility made it easy to get timely and detailed responses, regardless of the nature of the question. When it came to the construction, Graham and Paul (superintendent) were excellent about keeping me abreast of the details and affording me regular access to see first hand the quality and progress of the project. As a professional in the construction industry I was immediately impressed by the level of cleanliness and professionalism of the worksite at every point of construction. The home was delivered as promised with respect to the quality and type of materials. Deficiencies found at the possession inspection were minimal and immediately addressed. In the five months since my possession, the warranty team has been diligent in quickly addressing my few concerns, and the subcontractors have been pleasant and accommodating with regards to my schedule. Having been a December possession, my rough grade wasn't completed at possession. However, as promised, Graham and Paul ensured it was done as soon as spring hit. I have heard accounts from others in similar situations that it is often difficult to get the builder back to finalize the grading, limiting the time available to finish the landscaping within the summer. Overall I can happily say that my experience was a great one and i wouldn't hesitate to recommend the Spruce Grove Sterling team to undertake your project.

Spec Home

We bought a spec home through Graham Salmon from Sterling Homes. Our home is still in the building stages but so far everything has been awesome!! Our house looks great and Graham has been so good to deal with. We would definitely recommend people to purchase with them. Graham has been nothing but helpful throughout this whole process and has been able to answer our questions and/or concerns along the way. I would buy another house from Graham and Sterling all over again.

spec Home

Purchased 2013 spec home. Hired home inspector, found many careless mistakes, had to go to the city to get the deck permit to find that deck had 3 deficiencies that have not been corrected. Plumbing permit not signed off properly. Main issue is severely damaged concrete on driveway and sidewalk at six months, build says it is acceptable. ??? 40% spalling , Brand new home! It ruins the appearance of my home and depreciates the value.Builder did not supply me with info and stalled about importance of starting a claim with the Alberta New Home Warranty Program.The level of service is inadequate, no one takes responsibility for any of the problems. I will never buy from this builder again.

house

baught a house off sterling in 2011 from day one has been a issue..Firstt issue they had a excavating company dig out the foundation next to my house an insted of leaving material along side of my foundation they removed it an i had significant basement flooding. I had sand coming through my wheaping tile an sumppump They told me to have somone look at it... Then a friend plugged a hair dryer into one of the outlets an it cut the power to my second floor (sterling once again said this was my issue not theres) my rough grade was done wrong. My central vac lines that are inside my walls have wiring ran through them. My 4 year old son was walking down the stairs an went through the railing(sure enough they had the railing attached to just the drywall an nothing els, I had them come "fix it" all they done was cut the railing off an left 2 big holes in my wall that I had to repair. When we turn on a vacume cleaner on the second floor all my tvs cut in an out( ive called sterling over an over i called the supervisor an not one person has return my call... my parents bought a house from sterling and when you walked up or down the stairs they would shake back an forth so my dad looked under the stairs an they had nothing connected so it was just like a floating stair.
I would never have another house built by sterling an I would never recommend anyone to buy a house from them. No customer service all they want is your money an once they got that your a no body

Customer service sucks.They are always playing some kind of games, not giving clear response to customers.our rogh grade was done last year itself and them people dont know about it.Then the lady at customer service redirected me to an excavating company who gave me other non valid reasons about rough grading.We gave $1, 000.00 as security deposit fee which is refundable after completion of landscaping within 12 to 18 months, I called the City of Edmonton and the officer told me its the responsibility of builder to issue rough grade certificate but I still cant understand thir games.I dont recommend people to buy from them.

Building a new home in Edmonton

It's been a pain building with Sterling Homes. We chose them based on their accolades but customer service has been painful, poor, slow and bad - lack of clear information on home specifications, no show at appointments, ad hoc requests to come sign documents never discussed, inexperienced salesperson, building delays, lack of update on process etc. They have absolutely no regard for customer needs or requirements. Our home isn't ready yet, I wait to see if they live up to their quality promise. I have regretted choosing them and wouldn't recommend them to anyone.

House builder

I bought a spec home from sterling homes year and a half ago. They have cheaped out on doing proper TV/internet wiring by only putting cover face plates without the sockets which is a significant extra cost to get another contractor in to re-wire these cables and they should have completed it in the first place instead of trying to put the cable providers on the hook for finishing their original home build. My brother bought a new home from another builder around the same price range as my home and he has received those network and TV cable sockets and better yet dual sockets and a entertainment system management center in the basement to keep the whole house connected at the source. I wish Sterling homes did the same instead of cheaping out on it to stay competitive with the other builders.
