Duplex Disaster

My husband and I were so excited to be buying our first home. The sales people were excellent and the show home was beautiful. We purchased our lot January 2014 and moved in October 2016. There was no quality control done on our home, and that's where our issues begin. Every corner in our home separate, there were four studs that bowed out, our driveway and garage floor cracked, a crack formed along our fireplace, the painting and drywall was hideous, doors and door frames had cracks, granite countertops had a chip, the bathtub plug was rusted, separation occurred between out walls and ceilings, the carpet guys cut along the baseboards and didn't repair it, light fixture was broken, light aS falling from outside garage, siding had gaps, wood on front porch cracked, draft coming in the front door, carpet lifting...must I continue. Yes, this was covered under warranty and after 5 scheduled repairs we are about half way done. However, I have been trying to contact my warranty technician for about a month now and we can't. We will be at our one year mark in two days but have not had our one year warranty visit because our warranty technician gas disappeared. I have missed days of work ($$$) and wasted time sitting here waiting for tradespeople to come and repair all of our issues. If you're looking for a quality home, look somewhere other than Sterling homes. The salespeople are great and will make the buying process easy and comfortable, but if you want to live in an aesthetically pleasing home Sterling is not for you! We were told once by our warranty technician that one of our issues was only aesthetics so they won't do anything about it...the reason we bought new was so we didn't need to do repairs and so it would be pretty. Didn't happen.

Building flaw

My duplex was built in 2010. There will always be small flaws in the building process, although some major flaws can affect enjoyment of a home. I understand that being a duplex I share a wall, but the fact that I can hear my neighbors talking is outrageous! I literally feel like we are in the same room, it's worse than living in an apartment noise wise. I have been in duplexes built by other builders and they do not have this issue. Never again Sterling! Very disappointed!!

Dream home disaster

Very bad experience from the day, they poured the footing of house, -25 with wind chills and they poured it without heating and hoarding, violation of building code , walls started to crack because of poor quality workmanship , grade beam was run over by zoom boom and crushed , basement settled 2 inches because they backfill led with material full of frost and never bothered to defrost it, had to replace a quarter of basement slab, garage floor cracked all over the place due to frosted material used as fill, when they replaced the garage floor there was about 9" void underneath because of the settlement, I even warned them at each step but
they ignored it claiming they build hundreds of houses every year and they know what they are
doing, driveway started scaling after first winter
and the tried to blame road salts for it when the
walkway next to driveway was subjected to same conditions and had no scaling.
I am thinking of taking my case to CBC go public and post all the pics I have from the construction on social media so people can learn more about the kind of situation they may get into and be careful while dealing with any builders.

warranty is joke

I had just bought the house and got key 3 weeks back. on the second day i come to know about problem for my so called new house. problem on roof, water leak in bathroom and light fall off from garage . above all i tried to call TREVOR my warranty person who never ever bother to call back. once he set appointment and as expected didn't show up. when its come to sae i have been called so many time but after they never care about customer.
By doing this sterling will not get repeat business
i think sterling don't care about friend and family
business.

One of the best builders in Edmonton

I purchased a brand new home from Sterling homes. While constructing a huge house of 2550 sq feet some minor flaws are inevitable.
But, I am deeply impressed with Sterling home's after sales warranty department. Just one call or email to them and issue was solved in a certain period of time.
I really appreciate Trevor in helping us out.
In my opinion they are one of the best builder's in town and their warranty department is excellent.

Apartment better than sterling home

Sterling have good marketing and sales staff. So i just catch with them bt after buy house 2 week my flooring come out, all Windows have crack much more issues bt i put request lots time and now its already 5 month t no one come for look around or fix it jyst hire some guy on kijjiji to fix it.
I recommend rent apartment better than sterling home.

1st year experience

Its been only 1 year that i started living in my brand new home in fort saskatchewan. 1st day on my walk through I noticed several issues and informed this to the representative and as of today nobody fixed it. Major problem started after few months. I find cracks on my window and door frames and when I complaint instead of fixing they brought me kwik seal and asked me to fix it around all window and door (what a joke). Then my roof started to leak and started to foam mold around my house. When I complaint sterling brought me Moldex mold removal spray and again asked me to fix it. (Other day my neighbour's said, imagine if there is a structural problem in your house I think sterling is going to bring wood and tool and will ask you to fix it? What a joke ) the inspection guy came to check the mold told me there is serious problem with my Atic and my front structure.
Other issues: back door won't close properly, cracks on basement floor, heat issues, kitchen cabinet door etc.

Not a good experience at all.

building home

Not happy with the length of time to build our house. From 8 months to 13 months. We overlooked numerous errors along the way but the length of time we have had wait for possession is not what we signed up for when we first inquired about building with sterling. Very disappointed. Builders who do this do not care about "family ". Again extremely disappointed.

Spec home

I wish now that I would have looked into sterling homes before buying from them. Absolute garbage quality of workmanship. First noticed my outer most deck pile was drilled 6 inches to close to the hose, so instead of fixing it, they simple moved the sonotube cap 6" away, leaving the pile on a 45degree slant. The house has been settling so now the upstairs bathroom door jams so tight you can barely get out of it. Literally broke the corner of the door off. Concrete driveway corner broke off the main pad less than a month after being poured. I haven't been able to use my master bathroom bath tub as it appears that it was hit by something from the outside and now I have a 3" spider crack that goes clear through it, and would leak into the pantry below.
It comes to the point of me saying screw it and doing a proper job on my own dollar and time rather than waste my time trying to get any warranty issues "fixed".
Beyond unimpressed with the builder.

Update: Hi Andrew, I have spoken to our service department and they have informed that work orders have already been issued for your items- We are waiting on the professional trades to address these items. As for the deck Pile, I am reviewing this with construction to gain a better understanding and will update you via email later this week. Thank you for your patience.

New home

We bought our house in December 2014 and were pleased with the service we received when we purchased the house but that is where the good service stopped. We had service appointments missed with no explanations or apologies by their sub trades. We noticed that the piles for our deck were broken, one of them 2 feet down below grade. When Sterling sent someone to fix them they basically made a concrete hat that sits on top of the broken pile with no rebar or reinforcement. Once they dried I kicked them off the pile with sneakers...not very secure. I ended up buying screw in piles when I built my deck because I was tired of hearing their excuses on how the concrete would have been solid if I had left it on the broken pile longer because the roughness of the broken pile would secure the concrete "cap"! Going back to me building my deck, I know that living in Canada that we have "seasonal work" that needs to be done and I understand that but what Sterling doesn't seem to understand or care about is that there is a "seasonal timeline" you would hope that they payed attention to. We have been waiting patiently while they give us excuses as to why on August 25th we still do not have our rough grade completed. This has been the single biggest frustration we have had with Sterling. They didn't trench the power out to our garage until after all the other houses in our area had their rough grade completed. They even did our rough grade, BUT because they trenched the power line after this had been done and just left big piles of dirt from the excavation everywhere we still have not received our rough grade certificate! They assured us they would get the dirt "touched up" even though it requires a little more than that seeing as there are big holes left where they left the electrical risers at our house and garage. We have been waiting over a month!! So we built our deck because we have a short summer season, hence their excuse for "seasonal work". We would really like to put our landscaping in so we could get our $1000.00 deposit back and I think while we are at it a fence would look really good too... problem is Sterling keeps telling me that we cannot do anything until they "touch up" the rough grade. Well after numerous emails and calls with their service department they still haven't done ANYTHING!! The ironic part is that we have to give THEM a landscape deposit... I would love to do our landscaping! There should be a holdback until they finish EVERYTHING!! Once they have all of your money why should they care how long it takes, they earn interest on everyone's landscaping deposits. Who knows maybe they will get around to it next year come seasonal work time!! All of the other builders in our area have their rough grades complete, I should have chose one of them!
