Rosemeount Semis UPDATE APRIL 2018

My overall impression of our new home is the quality of some workmanship is poor!!! Our basement is unfinished and when you look at the floor joists and subfloor above you see where consecutive runs of nails missed the joists completely, or they only caught the corner and split the the joist. The builder did take care of the noisy floors in the beginning but as time goes on, more areas and stairs begin to moan. UPDATE: CUSTOMER SERVICE HAS IMPROVED SUBSTANTIALLY. LORRAINE AND GARY ARE VERY EAGER TO HELP, PROVIDE TIMELY RESPONSES AND STAY ON TOP OF THE TRADES. Gail, our original salesperson was helpful and friendly to deal with.

Waterdown Towns

I agree with a few of the reviews written. Its a shame we only have a sales rep (Gail) to deal with. Shes not a terrible person to deal with but the situation is terrible based on the behavior of the owner/team at head office. The closing costs for many vary due to when they purchased. S0me are 2013 and 2014. Some had development caps, some didnt. IF you didnt, youre paying a much larger closing cost due to the years that past until the builder decided to finally obtain their permits. Another issue is some purchasers were given capped compensation as per tarion if their delay was over 8 months. The builder also changed the order of which blocks were to be finished and when, in order to avoid delay compensation to purchasers who were closing at a later date (i.e Jan-Feb 2016). I see some reviewers who say they they never expected this long of a delay when their home was to be ready in Jan 2016. Unfortunately, there was many that were to be completed in Jan 2015 which just began framing last week. So they will be looking at a 2.5 yr delay. Those people will be most frustrated and thats where we see the angry reviews about Gail, as shes the only point of contact.

I would not recommend this builder based on the integrity and repeated delays in current and past projects. Growing up, if I never stood up for wronging anyone, my parents would make sure I paid the consequences. Unfortunately this builder doesnt believe in that, or wasnt taught proper business practices.

Im happy some purchasers only had to wait 1 year max for their home. I feel for the ones that are going on 2.5 yrs.

Uptowns of Waterdown - Poor Finishes

I purchased my home from Country Green Homes in The very start of 2014 with an original occupancy date of early 2016. Never did I expect our home to be so delayed with us being delayed until the end of 2016. Although this was not ideal and became very frustrating at times due to little communication from the builder and the constant letters with little rationale behind the delays, we were not in too bad of a position as we were living for free where we currently resided and the extra time just meant more savings – I do understand that this is not the case for most people and can understand the anger behind a lot of the reviews below. So all in all, the time it took to be delivered our home was way to long and I hope that moving forward the builder will be more cautious when setting building schedules and move in dates to avoid upset people as this waiting game has been a rollercoaster of up and downs and a lot of uncertainty/anxiety.

Now, the delay is only one side of this coin and I do not think its fair to rate the builder soley on the delay itself. So here is some positive. Firstly, Gail – I honestly cannot believe some of the horrible things being said below about Gail. Again, I understand the frustration about your home being pushed back so far without any answers, believe me having to explain to everyone why 3 years later you still don’t have your house is the most ridiculous thing ever however it is not Gail's fault and she is the middle man. We all should be angry with the person who made the decision to set the original closing dates and people in charge of quality of workmenship not a salesrep. My experience with Gail has been wonderful. Gail has always been a straight shooter with us from time of inquiry, purchase, picking upgrades (what was worth it what was not) and throughout this whole process. I have sent maybe 300 emails to her over the last 3 years and I would either get a response that same day or, at the most, a week later when she was looking for answer on her end or just busy with something more pressing. I think Gail did the best she could under her circumstances and am extremely happy with the way she dealt with us – excellent customer service from start to end.

In Terms of the quality of the home – to be honest, most of it is crap you can 100% tell they rushed to slap it all together in order to close as soon as possible with our PDI happening while people were still working in the home and we were expected to close that afternoon. Poor finishes everywhere from poorly done trim, doors, stains, walls, floors and the house was completely filthy when we got it and missing multiple elements. As for them coming back to fix things, only time will tell.
Closing costs were NOT $20K and were in par with what we expected (in our contract that we signed). As well, as per Tarion, you are entitled to a capped amount of delay compensation – understandably for many, this capped amount will not be enough. Customer Service team has been good to work with overall and as mentioned, only time will tell if the builder admits to rushing to close these homes and slapping things together and comes back to fix things that should have been done correctly to begin with …

Uptowns of Waterdown

I'm going to be completely honest about my experience with this builder. Bought a townhome in fall of 2013. When we bought, we knew it was going to be a long closing (Jan 2016) and of course as the date approached we kept checking the site to see what had been done, and when we saw nothing had been done, we knew they were behind schedule. Yes there were many delays (I lost count), but we were in the best situation possible since we didn't have to list our current property in order to move into the new build. I'm sure a lot of people were waiting on selling there homes, or worse, had already sold there homes when they thought they were going to close on the new build. Gail was never overly difficult. We ran into a few issues, but in speaking with her, she helped us get them resolved. I knew being nasty or rude to her wouldn't help the situation...plus she is just the middle man, it's the builder who is difficult. Now we did get a delay notice a week before we were supposed to close, and the only way I found out about it was through Karen, and she was surprised that the builder hadn't officially sent me a delay notice (which goes the show the lack of communication between the site and the head office), so I had to e-mail Gail for her to find out what was going on. We eventually got the delay notice....
Closing costs from the builder was only $8,000, so I'm not sure how people are getting dinged with $20k bills. As far as the quality of the house....it's crap. You can tell they rushed to get them finished. There is no craftsmanship whatsoever. Some areas of drywall were not sanded at all and they just decided to slap on the paint anyways. I can't really speak on them coming in and fixing stuff yet since we just moved in, but we will see! All in all would I buy from this builder again?....I don't think so.

Waterdown uptowns

Please save yourself the problems. It's been a nightmare dealing with this company. Form sales to closing its been a disaster. Head office is useless and doesn't respond to you. many delays quality is extremely poor. They will take your money and make you wait to complete items on the PDI. DO NOT BUY. I regret it

3 Years and Counting!

We bought our home in September 2013. Three years later and still no house. Our original closing date was March 2015 and here we are in January and we still have no house, or is it even started. The most aggravating part is that we were one of the first homebuyers in this development yet the builder is moving ahead with building all other homes on the development but ours! The staff is no help, and I am sick of getting constant delay letters with no explanations. I am constantly given excuses which aren't true, or given the run around. I am beyond frustrated and annoyed with this builder and whoever is in charge is completely unprofessional, has no customer service skills, and is a complete coward for not coming forward to deal with the situation. More compensation is definitely needed after a wait this long. WORST EXPERIENCE OF LIFE and I will never buy or work with such a horrible builder ever again.

Interesting reading the below reviews. You can clearly tell which reviews are written by the sales rep (Gail) and or the Country Green home Staff. I really hate writing negative reviews, but my experience has been like 10 of the last 12 posters (see a theme here?). I understand delays, but 2 years and 4 months is just to long. No matter what obstacles there are, its just way to long. Clearly there have been issues with this builder internally. The problem is dealing with a group of individuals who are egotistical and idi otic. How can a sales rep and builder staff become upset for wanting answers? Ive never been giving so much fake attitude by the sales rep and well, just pure evil from head office. I believe in karma, so it will all even out.

In regards to the home. I finally moved in right off Savage. Its a house. Is it quality? Heck no, its the same as all contractors build. 'waiting for quality over quantity', you may hear that junk from the sales rep, dont buy it. I will be moving in about 6 months. Im disappointed that I didnt get to enjoy my time in this home longer, but my family is now expanding. To Country Green Homes, well, you will never learn and well it'll catch up to you. I hope its in the result of buyers waking away from you and well, word of mouth.

Rosemount Semis

We've been in our new home for 6 months. This is NOT a review about delays...this is about quality of the build and customer service. To start off on a positive... The salesperson (Gail) was extremely helpful to us as she kept us informed pre-possession. Gail was our go-to person when we weren't sure what to expect next or couldn't reach someone at Country Green Homes to answer our questions. Once we took possession though, things went South. Initially, the deficiencies were being worked on, but now that the other units are closing, the builder seems to be more busy collecting cheques than completing oustanding work. Communication with customer service is next to nil and we are quite frustrated with this and the quality of workmanship of the trades when they do come to do the work. Our deadline before we get Tarion involved is fast approaching and frankly we don't hold out much hope in that avenue either. Tired and frustrated.

Unbelievable !

I much like the commenters below purchased my townhome in the fall of 2013. I really wish I could meet some of you find folks so we can head over the the Country Green Homes head office and let our feelings be known. The absolute worst is this builder leaves it up to a sales rep to answer or well, make up excuses as to the delays and why we are 2 plus years delayed, after purchasing over a year in advance. I dont have any respect for the sales rep as there was ample opportunity to tell us the exact truth. It was all sugar coated to make it seem like construction was imminent to avoid any confrontation. Al thought, the fact this builder hides behind no contact info, shows the family as the true cowards they are. There needs to be laws and enforcement to tackle builders like this.

Agreed with the poster below, the absolute worst mistake of my life. It doesnt help that this builder likes to target new home buyers and filled their purchase agreement with absurd costs and extra fees. Lesson earned the hard way.

Waterdown Parkplace/Uptown Development - an unprecedented disaster

Where does one begin when one is fuming with anger and frustration??
We signed the papers for our Executive Townhouse in September of 2013...and guess what...we are still waiting to take possession of the house.
Delays, after delays and absolutely zero transparency from this builder. The same generic answers, Head Office Staff in Milton is beyond rude and the Sales Rep is caught in the middle.
The builder officially broke ground for our unit in early June of 2016, nearly three years after we signed the papers. Three years!!! We received 7 (seven) delay letters. The last letter was blaming the labor disputes back in May which lasted 45 days. What about the other 700+ days of delay?? And didn't the strikes only affect the GTA area and not Waterdown?
So many frustrated people ranting about this development but the builder does NOT care...in fact they pride themselves in being an Award winning builder. What awards? For being the slowest builder on the face of this developed nation?
I firmly believe that the builder is playing a game in hopes that some buyers will back out of the agreement so that they can re-sell the same unit for 150k more thus making millions more in revenue.
Tarion is a joke as well. They don't offer any assistance nor do they care about the delays. Tarion protects the builder, not the buyer.
Buying from this builder was probably the worst decision of my life...hands down and I will NEVER buy from these clowns again.
