Options at Design Center are real Illusions

-Try to avoid this builder. Expensive but low quality.
-Sales people have no power of decision and higher office does not care for consumers.
-If your hands are already tied get your own Inspector before possession .
-Do not trust their workmanship or quality.
-Most of the builders pour concrete close to foundation but Pacesetter is just cheap to spend their money on time and then they bully buyer.

Bad Service

I signed a purchase contract for a new build with Pacesetter Homes Edmonton in April 2014. but half a year later was told the basement had to be reduced by 20 sq ft. Pacesetter offered me $800 for the reduction of 20 sq ft. As you probably understand, $800 could not even buy a rug for 20 sq ft !

I refused to sign the addendum for the change and the compensation
Nov. 30, 2015 the house finished, but till to now I can not move in. I told them many times, I have the down payment ready, Please let the mortgage broker honor his commitment for a mortgage amount of $480,062.15.
I don’t know how builder mortgage works. But if Pacesetter already accepted his unconditional mortgage approval letter and asked us to remove financing condition, I guess Pacesetter must have done due diligence.
As we are not professionals in this business, Pacesetter did not provide any help making sure the mortgage money is in place.
 
I talked to Pacesetter Homes many times to get this resolved but because it is a big builder, my request received little attention.
But they listed the property for sale through a Realtor, the mls listing # is E4002553.
 
I feel I have been bullied by this big builder, no respect for my right and no respect for the initially signed purchase contract.
I am worried about my deposit of $30,000. After I signed the purchase contract and paid my deposits, I was like a fish hooked to the river bank, having to be obedient to their unilateral change.
I am living in anxiety for this Christmas. I feel very sick, and also very weak to fight this big builder on my own.

This review does not tell the complete story. Pacesetter has honored multiple meetings with you and your Realtor regarding your purchase, so be assured your request has not received "little attention" as you've noted. Regarding the reduction in square footage, we discussed with you that your selected lot was not large enough to fit the floor plan you had chosen, and that the square footage of the foundation needed to be adjusted in order to fit. You were offered the opportunity to select a different lot--which you declined--and subsequently signed paperwork agreeing to the square footage reduction on the originally-selected lot.

Your Realtor represented you thoroughly throughout the entire process. Obtaining a mortgage is the responsibility of the purchaser, and as we had been told by your representative, you were unable to obtain a mortgage to close on the home upon completion. Pacesetter's portion of the contract has been fully carried out.

Well Built Spec Home

I was happy with how Kevin, the super attendant in Fort Saskatchewan, paid extra close attention to us. He was awesome, always on point with what he said and he delivered on all promises.

Granville house

Having really a headache with this builder. They build really expensive houses and do their job not well :( ! We are moving to our new house in February and don't have our driveway and walkout done! Despite we started to build our house with them in April and the weather conditions were so favourable till November but still missing our concrete driveway and walking path...After reading all reviews I'm even more concerned and worried what other deficiencies we will find after we move in and it takes pacesetter so long to come and fix it on time :( just my advice you can find really good builders for reasonable prices don't rush to buy from pacesetter and their houses are overpriced a lot... Would never recommend to any friend..

We understand your frustrations regarding your unfinished driveway, however, please keep in mind that concrete cannot be poured in winter and crews are always catching up from the previous winter during the following spring/summer season.

Rear lane home in Langdale

We moved into our home in March 2015, and we decided to hold off on filling out a review until we settled into our home, and had good idea of the entire Pacesetter experience. Our original sales experience was not the best, our sales associate lacked the knowledge, communication and organization skills. We had to keep on top of things to ensure that we got what we wanted. Despite going through 3 construction sups, the overall build of the house was pretty good. Mason is awesome, he really goes out of your way to make sure that all deficiencies are addressed, and that you are satisfied with your home. We had very little deficiency items remaining on possession day, mostly outstanding seasonal items. We had a few issues with sales during possession, but the Pacesetter Sales Manager, Brent, was really good at addressing all of our concerns. The new area manager for Langdale, Kelly, is very knowledgeable and helpful, even though he is not our original sales manager, he still helps us address some of our concerns. My one complaint at this point, is the warranty team. We had to contact them to make sure that our 3 month warranty was completed, and we had to fill out a form of all the deficiencies ourselves. It took over 3 months to get most of the critical items fixed, and we're still waiting for things to get done. Most items that were mentioned to warranty at the beginning of the summer ended up getting pushed to next year's seasonal list. I also recently had an issue with our central vac, and it took over a month to get a reply from the warranty team. What's even worst is that they said this item will be put on the list for completion next season. This is a non-seasonal repair! I ended up getting a contractor to fix the issue before Pacesetter could even reply to my warranty request, as watching paint dry is faster than waiting for the warranty department. We are thankful that the build quality of our home is reflected in the few warranty issues we have. If you're reading this review and looking to buy a new home, our advice is to find a good sales manager, and find a good construction site sup.

Edmonton house in Chappelle Crimson

I have built 3 homes in my time and this is my first buy on a spec home and let me tell you....best experience EVER! Marissa with Pacesetter homes was absolutely a delight to work with and she knew all the answers when I asked and if she didn't, she found out. I highly recommend Marissa as your next sales person on a new home. Also the best of the best..Larry, he is awesome and so nice to talk with when we did the walk through. Helpful and very sweet. Thanks again guys and I can't wait to settle in.

New home

I love our new home, it was a rough start for us dealing with other sales represantative but I am happy that MarissaGabel of Pacesetter makes it a little bit easy--I recommend Marissa Gabel to everybody- she's very pleasing, easy to deal with and gets the work done

New Home

Steer clear of Pacesetter when choosing a builder. Deficiencies go un addressed. 2 months into my new home and I still can't use the ensuite shower. Paint touchups still not done. The water heater didn't work day 1 and had to be replaced. Had a plumbing leak that ended up with water in the basement. The house was over 5 months late being built. Everything you read about the emails and messages going unanswered it 100% true. I have all the email trails showing just how lousy it really is. You honestly will not get a response to a concern for 3 - 4 weeks. I will be hiring a home inspector prior to the 1 year New Home Warranty is due, and am already certain that it will likely take a lawyer to get them addressed, which I am fully prepared for. I would urge the rest of you to do the same.
Bottom line, look elsewhere for a quality builder....you won't find one here!!

Walker Lakes Attached garage house

We bought a house in Walker Lakes recently, my husband and me were so grateful to have Marissa Gabel who help us from the start till the possession of our house.She's very nice and polite....as you enter in her office , she will greet you with a smile and always ask for anything that she can help. She keeps us updated on what is going on when they start the construction. No problem at all dealing with the Pacesetter. If your planning to buy a house I highly recommend Pacesetter and look for Marissa Gabel, she's more than willing to help and assist you..

Townhouse Spruce Grove

Absolutely a horrible buying experience. A year later and we are still fighting for stuff to be finished or fixed. There is absolutely no urgency with them to do anything after they have your money. There is just too much to write about the horrible service from Pacesetter. They never pick up the phone, emails are answered weeks later. They always blame contractors, GET NEW CONTRACTORS!!! I will be contacting a lawyer very shortly and selling my house as soon as possible. I'd also like an audit on all these 10/10 reviews on here. They have to be fake and all seem like they wrote them. DO NOT BUY FROM PACESETTER!!!!!! If you read my review and still buy from them, I really feel bad for you and tried to warn you. DONT BUY FROM PACETTER!!!
