New home construction

Absolutely loved the people helping me with the whole process. Tara was kind patient and thorough. Very knowledgeable and truly wanted to ensure we were comfortable and confident in our building process. Our site guy Bill was absolutely amazing! He really cares about building a perfect house for our family and ensures timeliness are met and that all trades do their best! Very very satisfied!

New house

We are owner for the 2nd time and we bought our second home from Pacesetter. The service, help and experience offered by Pacesetter for the building and purchase of our new home is definitely superior to what we experienced for our 1st house and went far beyond our expectations.

Tara and her team were incredibly helpful and available anytime for our never-ending questions, doubts and changes of mind. Tara's team always welcomed us with a great smile and were always professional, always contacting us very quickly after any questions we had. I particularly appreciated their transparency. Tara explained everything, every steps, every extra-money or addendum, changes or additional aspects that could occur. She made the process of buying a new home very easy and reachable.

We dealt with her during several months and from our very first meeting, (where we just made the wish list of our ideal home), to the painful process of selling our former house (where she always tried to give the best advice) to the delivery of our Pacesetter home, we were supported, led and guided by a wonderful team.
Even after possession date, when Tara could have considered her job was done, Tara came to our place to visit and take some news, just to be sure we were satisfied and happy with this new house she helped us got. Two months later, we received a great personalized gift from her, a nice doormat with our name in it. So through all the steps of the process, from the first meeting to even after delivery, we felt cared about and special, not only customers.

The general contractor, Bill, is as available as he is knowledgeable. He explained all we needed to know and even more during the different walkthroughs. Besides, these walkthroughs allowed me to understand what Tara told us about the superior quality and features offered by Pacesetter compared to other builders. Bill showed and explained us all of them and it was a good thing because we knew where our money went and why.
Bill answered all of our questions by email super quickly. I was happy to see him during possession day. He really wanted us to be satisfied with everything, even the smallest aspects.

Overall, I can only recommend Pacesetter. Our whole experience was easy, everything went smoothly, thanks to Tara, her team and Bill. I perfectly visualise myself growing old in this house but if, for any reasons, we need to buy another home, we'll definitely buy with Pacesetter again. We absolutely love our new house and all its features and could not be happier.

The area manager and site superintendent made our home building experiences a very positive one. Tara went above and beyond to ensure that we were happy with everything and Bill made sure that everything with our home was to our satisfaction before possession day. Thank you!

New Home in Griesbach

This is a warning to anyone that buys a new Pacesetter Home in Edmonton. They do not stand behind their product and their workmanship is poor, their sit supervisor leaves little to be desired and wont take responsibility for anything. They talk smack about the homeowners to the trades people and to their other customers. We caught them doing this as the sit supervisor so enlightened us to a 'pain in the XXX' homeowner a few blocks away and trades people told us what Pacesetter was telling them about us.

From date of possession and now, even past the one year our problems are not being corrected. From permits not being pulled on gas lines (which failed once inspected after we contacted the city) to windows more then a 1/4 inch lower then the others, poor carpet installation, receiving an incorrect RPR, Plumbing problems causing a flood in the living room, sewer gas in the master bathroom, large cracks in the basement floor more then a 1/4 inch thick in spots, to refusing mediation, well the list continues. Although some of the issues have been corrected we still have a window that is installed too low, a crack that remains unfixed in the basement, and unpainted visible hardy board on the exterior of the house.

Lloyd the president of Pacesetter had suggested mediation but backed out once I said we were going that rout. He knew we had passed the deadline for a warranty claim because they had purposely booked our one year for after the date a claim could be made. If we made the claim before they came out they would not have come and done anything. This leaves the homeowner in a loophole created by the builders and home warranty. I called home warranty once I knew the one year trades day was after the expiry date and they told me on the phone I had 60 days after our one year, we never thought that when we put the claim through they would tell us we missed the deadline. Even after explaining everything Home Warranty told us 'too bad' you need to deal with the builder or you can go through mediation. When I told Noel with Home Warranty that I have an email stating they would not do mediation it was 'oh well'.

We are only asking they fix the issues with the house, they built it they need to stand behind their product. This house has been a nightmare and not because of the issues with the house but because of the company we have had to deal with. I would never recommend a Pacesetter to anyone and if you have already bought one you may as well start your claim before the one year as Pacesetter wont fix it anyway!

I would first like to thank you for bringing to our attention the unacceptable behavior of your site supervisor. Speaking poorly of any of our customers is certainly intolerable and will most definitely be addressed with the appropriate parties. I apologize that you had to deal with that.

In regards to your warranty concerns, I do want to clarify a few things as there appears to be confusion surrounding some of your remaining warranty items. It is important to note that Lloyd, the Vice President, has clearly stated that any warrantable items will be cleared up despite being past the one-year Pacesetter warranty deadline. We recognize that booking trades in for repairs can sometimes be a timely process and thus we are happy to honour fixing any warrantable items past the deadline as long as communication has been received in a timely manner prior to the warranty expiry date. However, after receiving your original list of concerns (prior to the warranty expiry date) your coordinator did suggest beginning the claims process with Alberta New Home Warranty as a precaution due to some of the items on the list not being deemed warrantable on our end. She specifically stated that getting in touch with them early on was due to possible limitations on their end including timelines; you stated that you had dealt with Alberta New Home Warranty in the past and were highly informed as to their guidelines and what was considered acceptable and thus chose to not file a claim at that time. Again, I would like to stress the fact that Pacesetter would never purposely book a trades day with you after your warranty expiry date as a way of avoiding pending repairs- we do stand behind the integrity of our procut and will take the necessary measures to ensure the final product of your home is satisfactory. Home build- Could not care less about you

Pacesetter is a builder I will never recommend to anyone.
Initially, my spouse and I had a wonderful experience with the sales team. That's what sold us on building with Pacesetter. Dan Gibson and his team were amazing. We built a Maddy II home. We had dreams of building our second home with Pacesetter, the next time would be a Gabriel model. Now we would probably build with any other builder as long as it isn't Pacesetter.
Once you sign the papers and begin the build of your home, thats when Pacesetter gets you. The quality of our home is pretty dreadful. I don't think I could find another company that cares less about their customers after you've paid money and started the build. During the build, a lot of mistakes were made. Pacesetter can't even hire competent trades companies to produce quality homes. Our tile had to be ripped up and redone, fireplace was wrong and had to be redone, staircase railings were wrong and also had to be redone. Maybe if the company hired better trades they would actually save money . Our next-door neighbours who have also build with Pacesetter had also experienced a lot of problems with their home.
Our close friends were looking to start building their home a couple months ago, and we made sure they didn't step foot in the Pacesetter show home. We are willing to give up the $1000 referral bonus just so that anyone and everyone we talk to about building can avoid the disappoint and troubles we have had. Our friends went into the showhome beside Pacesetter, and now they are the happy owners of a Bedrock home.
Pacesetter's seasonal department doesn't even have the courtesy to pick up their phones. Every time we've tried to call, it just goes to voicemail. We are lucky if we even get a response back via email.
We had mentioned at our one year (March 2016), that there were concrete splatters on our garage door, as well that our driveway was done extremely poorly, there were cracks and chips in the corners within weeks, and it looks like it's a 10 or 20 year old driveway.
My spouse and I have been contacting Pacesetter since March (via email of course since the phones are never answered) to get these issues fixed as promised as a 1-year fix. But of course, nothing.
As well, our rough grade wasn't even submitted last year. Also had to get that done as well. But at this point, we are hardly surprised.

I appreciate you taking the time to voice your concerns and I would like to apologize for the disappointment you’ve felt with regards to certain aspects of the build process. To begin, I understand the frustration that comes along with items being completed incorrectly by hired trades. Pacesetter strives to provide a high quality product to our customers and, as a result, we are constantly revisiting and evaluating each of these trades in an effort to ensure a satisfying final product. Your concerns are a high priority to us and have been noted. In reviewing your occupancy report I am grateful to see that the issues listed above were rectified prior to possession.

In regards to your Seasonal concerns, I can tell you that we have taken giant steps towards streamlining this process; we have now introduced an exclusive department that works solely on completing Seasonal items. I see that your rough grade was completed within the designated time frame and was finalized on May 18th- if you have any outstanding seasonal concerns please feel free to contact me at pacesettersales@qualico.com.

Lastly, I spoke with my Warranty manager regarding all of your claims. She has informed me that your one-year appointment was completed in March and that the concrete splatter on your garage door has since been removed. Furthermore, the Warranty department was in agreement with you regarding the state of your driveway and a repair has been ordered. Again, if there are any other items that you would like to have addressed please do not hesitate to let me know.

They Will Forget All About You

We took possession of our home over 1 year ago. Before the 1-year mark, we were sent a letter asking us to review items for our 1-year Warranty claim, which we dutifully submitted. We have some legitimate claims, including a crack in our concrete basement flooring which the builders said they would repair once. Months have passed without even the briefest acknowledgement of receipt, let alone any actual work being done.

We are still even waiting on exterior paint for a wood block on our porch that they forgot to add when they built the home and added after I complained. Last year we were told that they didn't think they'd get the paint before the end of the year, which is just absurd! In my line of work, there is no way we would treat customers so poorly. We pride ourselves in putting in overtime and going above and beyond to ensure we not only meet the minimum requirement for a job well done, but exceed customers' expectations. Pacesetter doesn't even meet the minimum requirements.

Finally, we have submitted all the necessary documents for us to obtain our $1000 landscaping deposit and, surprise surprise, they have not responded because obviously that would mean doing work and letting go of money.

This company is absolutely shameful and I would never buy from them again.

I’d like to apologize for the lack of communication you’ve received regarding these services and for the frustration this has caused. I have spoken with our Warranty and Seasonal departments about your file and they were able to give me some insight into the situation.

The warranty department has informed me that they have sent out an appointment request to you to have your 1-year warranty items addressed. Once the request is confirmed on your end they can send the appropriate trades people out to your home.

Regarding your landscaping deposit, I can assure you that Pacesetter has no intention of withholding your $1000.00 reimbursement cheque. At this stage, we are currently waiting to have an inspector give us the final approval on the landscaping. Once we receive this we can then have the cheque sent to you immediately. Unfortunately, since we rely on the inspectors and thus their scheduling, this process can take 4-6 weeks.

Once again I am very sorry that these processes have not met your expectations. If you have any other questions or concerns, or would like further updates, please do not hesitate to contact us at pacesettersales@qualico.com.

New home build

Took possession of home August of 2015. Noted repairs at possession walk through which were not taken care of for months. After changing out their site supervisor, some repairs were completed, others dodged with the excuse that they will be completed at the 1 year mark, or that some things were irreperable. Come 1 year, their reply in regards to these repairs were "we have a strict policy of not completing that repair after the three month mark". Would have been nice if we had a 3 month visit.

Now our house has lost power, and despite the opinion of linemen and electricians, they are going ahead with digging up my yard to tie a defective cable together, rather than doing a proper repair by replacing the complete cable. On top of that, their contactors lwft the pile of landscaping on the driveway in such a fashion that my wife can't take her car out of the garage. This ordeal started 3 weeks ago, how much longer will this take?

We have damaged tubs, as noted in our possession. Somebody came by and polished them, but there are imperfections that cannot be repaired, and our warranty contact once again says that they will not complete the repairs.

There are many other items in which they are dodging as well.

Outside of my salesman and design q, these builders put out a poor product, and refuse to stand behind it. I would not recommend them.

Bought duplex from pacesetter homes

I am living in my house for a month now . I like the location and finishing in my house . My salesperson Gaurav Dev has been very helpful during the whole buying process and even after possession . I will recommend my friends and family to pacesetter homes and Gaurav for buying their houses .

First time home buyer, last time Pacesetter

So we took possession of our home in Oct 2014. After our initial walk through, we identified 3 pages full of defects. We had all the common defects like paint and minor wall dents but also some odd ones including a missing deadbolt on our back patio door. Pacesetter did have the courtesy to stuff some tissue in the hole to prevent any bugs from getting in (see pics). We did not have peace of mind until it was finally installed a week or two later. About a month later, we noticed the ceiling started to crack with obvious water damage. Pacesetter sent their plumber, who identified the issue as coming from the bathtub directly above and fixed what he thought was the issue. A different tradesman repatched the ceiling nicely but a week later the same issue happened. Fed up with Pacesetters plumber, we called one from the yellow pages. He found out the actual issue was with a faulty pipe connector which he thankfully was able to replace. After some struggle with Pacesetter, they did finally reimburse us for that cost. After finding mold had built up from the water pooling, our ceiling again needed repair.
Awhile afterwards, my wife decided to take a bath for the first time in the master bedroom. I came home that evening and heard dripping in the kitchen, I looked up and saw water dripping from the potlight and water leaking from the electrical outlet and pooling on our kitchen flloor which continued into our basement. Again we had to contact Pacesettter and again we had to use up vacation time to accommodate their schedule. This was our first home buidling experience and it was a nightmare. We felt a ton of frustration and anger but had just enough patience once the repairs were done to avoid posting any negative reviews online.
Fast forward to today. It’s been over a year and a half and we’re still struggling with defects. We still have uneven flooring in the main entrance and currently cannot open our patio door. But the reason I’m posting now is because our customer service rep Susan simply does not respond to our emails in any reasonable time frame. My Wife had politely email her twice since our one year review and it took 4 months to finally get a response. To make matters worse, the response was that she was a bit behind on her emails. I absolutely hate being BS’d too. I find it insulting to my intelligence that you would think that is even remotely an acceptable excuse. I feel forced to play the bad guy now since my wife’s polite and patient approach isn’t working.
Anyways, I’ll close with something positive to say about Pacesetter. The tradesmen that have come to fix our defects have mostly been exceptional. They’re usually friendly and seem to genuinely care about our frustrations. Chris in particular, who paid us our last two visits is wonderful. He was sad and surprised to find out on our second visit that our defects were still outstanding. I see quality in his work and attitude.
In conclusion, if you have a lot of patience and vacation time saved up and enjoy being abused, then build with Pacesetter!! Otherwise, spend your hundred’s of thousands of dollars elsewhere.
